Please see the attached letter for details for all the proposed improvements. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. The proposed improvements will not encroach into any setbacks or violate any other Zoning Code regulations. 2. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. The deck additions will match the materials and colors of the existing decks. The dormer addition will match existing materials and colors currently used on the residence. The split rail fence will be a standard split rail fence and match other existing fences in the area. In total, the proposed minor additions and fence are suitable improvements. 3. The compatibility of the design to minimize site impacts to adjacent properties. N/A 4. The compatibility of the proposed improvements with site topography. N/A 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. The proposed improvements should not negatively affect either the monetary or aesthetic values of other properties in the vicinity. 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Based upon the conformance of the minor additions and fence with the above review criteria, all the proposed elements of this application conform with the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Staff recommends approval of the proposed deck expansions, sliding glass door and dormer additions and the split rail fence as submitted on the drawings dated 17 September, 1996 as submitted.
