Beaver Creek Boulevard Introduction Ray and Kim Winsor have applied for a second story bedroom addition to their duplex. The unit would be constructed over the garage and would cantilever one foot to the east. The addition will match the existing wood siding and asphalt shingle roof. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission shall consider the following items in reviewing the design of this project: 1. Conformance with the Zoning Code and other applicable regulations of the Town. • Allowed use: No change. • Density: No change. • Lot Coverage: No change. • Setbacks: No proposed encroachments. The addition will cantilever up to, but not encroach into the setback. The drawing needs to be updated to show the cantilevered addition on the site plan. • Easements: No proposed encroachments. No change in grading. • Building Height: The addition is approximately 23 1/2 feet tall and is not as tall as the ridgeline of the main roof and therefore conforms with the 35' maximum limit. • Grading: No change. • Parking: No change The square footage of the duplex will be 2, 492 square feet with the addition. The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. The addition matches the existing unit, and thus will be suitable for this site. 3. The compatibility of the design to minimize site impacts to adjacent properties. The addition falls within the side setback. Although the upper story of the building will be cantilevered one foot beyond the existing garage on the east side of the duplex, staff does not believe this addition will have any significant impact on the neighbors. 4. The compatibility of the proposed improvements with site topography. No change 5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways. There will be no significant change in the visual appearance of the unit. The addition will be constructed to match the duplex. 6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired. Not applicable 7. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. The addition will not be in conflict with any Goals and Policies of the Comprehensive Plan. Staff Recommendation Staff recommends approval with conditions. Recommended Motion Approve the addition to Lot 5, Block 2, Wildridge Subdivision as described on plan set dated September 23, 1996 be approved subject to the following conditions: 1. All flues, flashing and galvanized metal will be painted to match surrounding materials. 2. The distance between the addition and the side setback line be dimensioned on the site plan.
