L85 B1 WR Design RevisionMemorandum Date: March 29, 1996 To: Planning &Zoning Commissio From: George H. Harrison, Planner Re: Lot 85, Block 1, Wildridge Subdivision: Revision of Plans for Final Design Approval On March 19, 1996 the Commission reviewed this proposed four plex for Final Design approval. After making a number of suggestions to the applicant on how to improve the project, the Commission tabled their decision. The applicant has since revised the project. The following summarizes how the applicant revised the project in response to the Commission's six major suggestions: The project incorporate recommendations I through 3 of the staff report dated March 15, 1996 In brief, those recommendation were: • Change light fixtures on rear deck to downcast design • Show all light fixtures on building elevations • Revise grading plan The revised plans now feature downcast canister light fixtures on the rear decks and the elevations show all exterior light fixtures. Staff has not completed its review of the grading plan. 2. Aspen and choke cherry trees be a minimum of 2 " in caliper. The revised landscape plan lists all deciduous trees as a minimum of 2" in caliper. 3. A roof sample be brought back for approval. A roof sample is available for review in our offices and will be presented at the meeting. 4. A color board be provided. A color board and alternative paint chips are available for review in our offices and will be presented at the meeting. 5. The applicant relocate plantings to accommodate snow storage. The revised landscape plan accommodates snow storage with the relocation of the Spruce tree near the southern parking area. 6. Substitute spruce trees for aspen trees. The revised landscape plan substitutes three (3) additional Colorado Blue Spruce for ten (10) Aspens. Staff feels the revised plans respond well to the Commission's suggestions. Staff maintains its recommendation for Final Design approval.
