The site is an east -facing 1.12 acre lot, with a slope of 30 to 58 %. The buildings are proposed
on a more level ridge on the southwest portion of the site. The site is vegetated with sagebrush,
with no existing trees on the site. The lot is zoned as a fourplex, however, a triplex is proposed.
The applicants intend to submit a minor subdivision application to sell the three units separately.
The triplex units are a mountain contemporary alpine style featuring gray stained cedar siding with
each unit having a different green shade of trim. The roof is an asphalt composition, black color.
The units have a stepped elevation with a landscape planter in front.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
• The proposed buildings meet the 25 foot front setback, and 10 foot side and rear setbacks.
The snow storage, maintenance, and drainage easement will not be obstructed.
• The grading plan now meets the 4 % maximum grade between edge of pavement and property
line. The driveway grades fall within the eight % maximum..
• The proposed 32 foot high buildings are within the 35 foot maximum height limitation.
• The landscaping plan needs to be revised to indicate 2 " minimum caliper width on the aspen
trees, and a minimum six foot planting height for coniferous trees.
• A driveway culvert will need to be shown on the final plan.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
The stucco and cedar lap siding are suitable for the building site. The buildings have an alpine
theme which seems appropriate particularly for the steep building site.

3. The compatibility of the design to minimize site impacts to adjacent properties.
The three units are stepped away from O Nil Spur which helps to minimize the bulk of the
buildings. Plantings of aspen and spruce trees are proposed on the western elevation to soften
the side elevation of the building, which faces the road.
4. The compatibility of the proposed improvements with site topography.
The buildings have been sited on a level bench of an otherwise very steep lot. The applicants
have proposed three units on the lot instead of the four allowed by the PUD, partially due to
the steep slope of the lot.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.
The landscaping softens the side elevation since the front of the units does not face the roads.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values,
monetary or aesthetic will be impaired.
The design is of an alpine theme that is found within the subdivision. The buildings feature
customized trim that is unique. The proposed buildings would not have any significant
monetary or aesthetic impact on property in the vicinity.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
The triplex is in general conformance with the goals of the Town. The proposed triplex is in
conformance with the residential designation of the property by the Comprehensive Plan. The
proposal conforms to the steep slope guidelines in that the buildings are located on the level
part of the site and limit disturbance of the site to the driveway entrance and the portion of the
site where the buildings are located.
Staff Recommendation
Staff recommends approval with the following conditions
The landscape plan be drawn on the same base map as the site plan so that the grading plans
match.
2. The landscape key be revised to indicate a 2 inch minimum caliper planting height for the
aspens, and a 6 foot minimum planing height for the spruce trees.
3. The landscape plan needs to indicate the sod and trees will be watered by an automatic
irrigation system.
