Fence and Stone Corner Lamppost

The applicants wish to build both a rail fence and stone corner lamppost. The split rail fence
would line the northwest side of the driveway, be 40 feet in length, with 10 foot rails and 5 foot
post buried 1 foot deep. Exhibits A & B provide two slightly different samples of fence styles
being considered by the applicants. In addition to providing lighting at the end of the driveway,
the stone corner lamppost also would serve as an address monument.
Design Review Considerations
According to the Commission's Procedures, Rules & Regulations, Section 6. 10, the Commission
shall consider the following items in reviewing the design of this project:
1. Conformance with the Zoning Code and other applicable regulations of the Town.
Both the split rail fence and stone lamppost are located within property boundaries and
conform with the Town regulations.
2. The suitability of the improvement, including type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
Although the design regulations discourage fences, split rail fences are listed as the most
appropriate fence material. The proposed stone lamppost appears to be an attractive design,
however, the lighting should be of a low wattage and housed within a frosted lens so as to
reduce any possible light pollution.
3. The compatibility of the design to minimize site impacts to adjacent properties.
Both the split rail fence and stone lamppost are compatible with adjacent properties and are
not expected to generate any negative impacts.
4. The compatibility of the proposed improvements with site topography.
Due to the steep drop-off on the northwest side of their driveway, both the fence and the
lamppost will improve the safety of the driveway.
5. The visual appearance of any proposed improvement as viewed from adjacent and neighboring
properties and public ways.

Both the split rail fence and the stone lamppost are in character with other fences and
lampposts in the neighborhood and will not create any negative impacts upon views from
adjacent property or the roadway.
6. The objective that no improvement be so similar or dissimilar to others in the vicinity that values,
monetary or aesthetic will be impaired.
Both the fence and lamppost will not negatively affect either the monetary or aesthetic values
of other properties in the vicinty.
7. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
The construction of a split rail fence or stone lamppost are not contrary to any adopted Goals,
Policies and Programs for the Town of Avon.
Staff Recommendation
Approve the split rail fence and stone corner lamppost with the following condition:
1. that the light in the stone corner lamppost be of a low wattage and housed within a frosted
lens so as to reduce any possible light pollution.
