The lot is one of three single family lots recently rezoned through a PUD amendment, and the house is approximately 3,407 square feet. This is a difficult site that has access to through a shared driveway, and this application was originally proposed as a fast-track final design. The sketch plan for this project was approved on September 17, 2002 with several conditions regarding grading and architectural design. The applicant has resolved most of the outstanding conditions of the sketch plan approval. The elevations in your packets do not indicate the revised wall planes creating more architectrual interest. The colored renderings will be provided at the meeting addressing these concerns. Design Review Considerations According to the Town of Avon Residential, Commercial, and Industrial Design Review Guidelines, Section 7, the Commission shall consider the following items in reviewing the design of this project: 1. The conformance with setbacks, massing, access, land use and other provisions of the Town of Avon Zoniniz Code. • Allowed use: Residential use is allowed. • Density: The property is zoned for a single family. • Lot Coverage: The building covers 7.5% of the site. As submitted, this conforms with the Town of Avon 50% requirements. • Setbacks: The setbacks are in compliance with the Town of Avon requirements. 0 Easements: There are no encroachments onto existing easements. • Building Height: The proposed height is right at 35 feet. An ILC will be required to verify height at foundation and framing. The compatibility of proposed improvements with site topography, to minimize site disturbance, orient with slope, step building with slope, and minimize benching or other significant alteration of existing topography. The project makes good use of the existing steep grades on site, however there is the issue of positive drainage for the driveway and away from the building. 6. The appearance of proposed improvements as viewed from adjacent and neighboring properties and public ways, with respect to architectural style, massing, height, orientation to street, quality of materials, and colors. The project will blend in well with the existing single-family homes in the area and will not dominate the landscape of the property. 7. The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary or aesthetic values will be impaired.
