The project is a contemporary home utilizing stone, stucco and wood siding that resembles several other homes in the immediate area in its use of materials. This duplex is approximately 5,500 total square feet in size with approximately 2,750 square feet on either side. The lot coverage proposed by this home is approximately 10 percent. Design Review Considerations According to the Commission's Procedures, Rules & Regulations, Section 4. 10, the Commission shall consider the following items in reviewing the design of this project: 1. The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code. • Allowed use: Conforms to the allowed residential duplex use. • Density: Duplex • Lot Coverage: The 10 percent building coverage conforms to lot coverage requirements. • Setbacks: There are no encroachments to the building setbacks. • Easements: There are no encroachments in the 10 -foot Slope Maintenance, Drainage, and Snow Storage Easement. • Building Height: The height restriction for the lot is 35 feet and the proposed height of 35 feet is in compliance with the height restrictions. The applicant will be required to verify elevations at the foundation and framing stage by a licensed surveyor. • Grading: Grading conforms to the maximum of 2:1 slope guidelines and driveway grades conform with Town standards. • Parking: The applicant is providing required parking on site. • Snow Storage: Submitted plans comply with the Town requirements for snow storage. • Landscaping: The landscaping plan is acceptable. The residence will be located within the building setbacks; however, it does come quite close to the height restriction. Staff Recommendation Staff recommends Final Design approval for Lot 69, Block 1, Wildridge Subdivision with the following conditions, all of which must be approved by Staff prior to the issuance of a building permit. 1. There is currently a single family home developed on this lot (west unit). This design extension is specifically for the other half of the duplex (east unit) which has not been constructed. The original design for the entire duplex was approved May 5, 1998. It was re -approved with some minor modifications (tower addition) June 15, 1999 (the design will expire June 15, 2001). The design of this unbuilt portion will match the materials used on the west unit which consist of wood siding, stone base and stucco. The use of a dual driveway access for this duplex was approved with the original application.
