• Approval of the August 16, 2011 Meeting Minutes
Action: After Commissioner Anderson provided clarifications to the August 16, 2011
Meeting Minutes, the consent agenda was unanimously approved.
VI. Minor Design and Development —Color Change
Avon U -Store -It
Property Location: Lot 25, Block 1, Benchmark at Beaver Creek Subdivision; 850
Nottingham Road
Applicant: Mike McCarty, Complete Property Services / Owner: Winner Storage, LLC
Description: The proposed modifications include color modifications for the stone -stucco
siding, metal siding, wood siding, garage doors, and metal roofing. No other building
modifications or any site modifications are proposed.
Discussion: Staff presented the proposed color change and highlighted changes on the color
board. The applicant answered questions related to the pebble finished siding, and exactly
where the different colors would be applied to the building.
Commissioner Losa liked the revised colors and preferred the caramel for the roofing in
place of the new red color. He felt that the red for the doors is acceptable as an accent.
Commissioners Struve and Minervini were in agreement with Losa's comments.
Commissioner Prince questioned staff N there was a review criteria related to compatibility to
the neighborhood. Staff responded that the criteria he was referring to was from the old
Design Guidelines and not codified in the new code. Commissioner Prince appreciated the
modifications, but did not find the color combination to be whatwould be found in nature.
Commissioners Clancy and Anderson were also in agreement with Losa's comments,
including the revised roof color and Latte for base color. Tan (caramel) was the preference
for roofing.

Commissioner Green was in general agreement with Losa's comments, but thought the
r applicant should look at the possibility of painting all of the stone and doors, but not painting
i the metal siding above doors. This could help to break up the long nature of the complex to
add flavor to the project. Commissioner Green was not in favor of painting all the same color
in hopes to provide more contrast with the elevations.
Action: Commissioner Struve motioned to approve the Minor Design and Development
application with Delicious red for metal doors, Caramel for roof and metal flashing, Latte for
everything else (including vertical metal siding not above doors), and no new paint is
approved for vertical metal siding above the doors. The color above doors stays as is or an
alternate color can be approved by staff. Staff was advised to approve a color as close to
current color as possible for metal siding above doors if the applicant desired to repaint. The
motion was seconded by Commissioner Anderson.
Discussion ensued. The Commissioners discussed that contrast would be maintained with
an alternate color above doors if the applicant so desired. Commissioner Clancy requested
clarification that all flashing would be caramel.
The motion passed with a 6-1 vote.
VII. Other Business
• Main Street will be discussed at the next council meeting during budget hearing.
• Vendor Cart Regulations over the winter.
• Snowmelt expansion
• Lot 61 for special events
• Westin to finish conference space
• Trails crew volunteers this Wednesday and each Wednesday until finished. 3 or 5pm
• SRU regulations were approved by Council, and decisions will be made at PZC
• Commissioner Prince updated the PZC on the Village DRB pertaining to Public
Works site.
• Swift Gulch to come back to PZC and not be put in timed funding dilemma
• Shane Pegram is leaving Town to work in Helena, MT
• Phil not present at next meeting
