A RESOLUTION APPROVING THE FINAL PLAT; A RESUBDIVISION OF LOT 9,
BLOCK 4, WILDRIDGE, TOWN OF AVON, EAGLE COUNTY, COLORADO..
WHEREAS, Roger and Penny Michaud has submitted a Final Plat for a Resubdivision of -Lot 9,
Block 4, Wildridge; Town of Avon, Eagle County, Colorado, located at 5750 Wildridge Road
East; and
WHEREAS, the Final Plat has been reviewed by the Town Staff; and
WHEREAS, the Final Plat was found to be substantially in conformance with Title 16 of the
Avon Municipal Code; and
WHEREAS, the proposed resubdivision complies with the requirements for consideration as a
Final Plat.
NOW, THEREFORE BE IT RESOLVED BY THE TOWN COUNCIL OF THE TOWN
OF AVON, that the Final Plat, A Resubdivision of Lot 9, Block 4, Wildridge, Town of Avon,
Eagle County, Colorado, is hereby approved by the Town of Avon subject to:
1. The completion of technical corrections as, identified by Town Staff.

Summary: Roger and Penny Michaud, owners of 57,50 Wildridge Road East, have submitted a
Final Plat,to resubdivide Lot 9, Block 4, Wildridge, Town of Avon, Eagle County, Colorado. This Final
Plat resubdivides the existing Lot 9; Block 4, , Wildridge into two separate lots, 9A, and 9B. , The
Subdivision is in conformance with the Title 16 of the Avon Municipal Code, Subdivisions. Resolution .
07-33 is attached as Exhibit A, and a'copy of the Final Plat is attached as Exhibit B.
Recommendations:- Staff recommends approval of Resolution. No. 07-33; Series of 2007, A
Resolution Approving the Final Plat, A Resubdivision of Lot 9, Block 4, Wildridge, Town of Avon, Eagle
County, Colorado,, subject to completion of technical corrections identified by staff (Exhibit C).

COMMENTS: The following comments are in response to our staff review of
the above referenced Final Subdivision Plat. The following comments must be
addressed prior to scheduling this application for action by the. Avon Town Council:
1. Please clarify ownership. The Certificate of'Dedication and Ownership and
the Title Certificate show conflicting information. Also, within the Certification
of Dedication and .Ownership, third paragraph,. the Words "Protective
covenants" should be replaced with "Party-Wall Agreement."
1 . Avon Municipal Code section 16.24.13013 requires addresses with numbers.
circled to, be shown on each lot. This applies to both Lot 9A (5070A) and Lot
913 (507013).
3. The plat does not indicate monuments to identify where the newly created
property line terminates on either end.
.4. In response to the Party Wall Agreement received via a-mail: July. 27, 2007,
the description and reservations. on page 2 should included the entire legal
description: "A Resubdivision of Lot 9, Block 4, Wildridge Subdivision,
according to the plat......... n
In addition to showing the complete legal description (including block. and
subdivision), the same declarant signature blocks and notary public blocks
must be provided for RPM Realty, LLC.
Once the above comments are addressed please resubmit documents for rye-review
at your,earliest convenience. This subdivision is tentatively scheduled for the August
28, 2007 Town Council meeting. If. you have any questions regarding these
