WHEREAS, Points of Colorado, Inc., a Colorado corporation has submitted an amended Final
Plat for Lot 4 and Lot 5 Mountain Vista Resorts Subdivision, Town of Avon, Eagle County,
Colorado; and
WHEREAS, the Amended Final Plat has been reviewed by the Town Staff; and
WHEREAS, the Amended Final Plat was found to be substantially in conformance with Title 16
of the Avon Municipal Code; and
WHEREAS, the proposed subdivision complies with the requirements for consideration as an
Amended Final Plat.
NOW, THEREFORE BE IT RESOLVED BY THE TOWN COUNCIL OF THE TOWN
OF AVON, that the Amended Final Plat, A Replat of Lot 4 and Lot 5; Mountain Vista Resort
Subdivision, Town of Avon, Eagle County, Colorado, is hereby approved by the Town of Avon
subject to:

Summary: Points of Colorado, Inc., a Colorado corporation, owner of Lot 4 and Lot 5,
Mountain Vista Resort Subdivision, has submitted an amended Final Plat to resubdivide Lots
4 and 5. This is a Subdivision to make minor lot line revisions to insure that the office building
is within the appropriate Lot lines. Lot 4 is the office building property-and Lot 5 is parking
and common space property. This subdivision was previously approved by, council
(Resolution No. 03737) at the September 9, 2003 regular meeting and was approved again
by Resolution No. 04-51 at the December 14, 2004 council Meeting. The Applicant failed to
record the .Amended Final Plat within the allowed timeframe following both of,the previous
approvals. Minor modifications have also been made to the Amended Final Plat subsequent
to the previous approvals. The Amended Final Plat is in general conformance with rite 16 of
the Avon, Municipal Code, Subdivisions and qualifies for consideration as a Minor
Subdivision.
Resolution No. 05-24, Series of 2005. Approving the Amended Final Plat, A Replat of Lot 4
and Lot 5, Mountain Vista Resorts Subdivision,, Town of Avon Eagle County- Colorado
approves the proposed subdivision completion of technical corrections as identified by Town
Staff and is recommended for approval.
Recommendations: Approve Resolution No. 05 - 24, Series of 2005, A Resolution
Approving the Amended Final Plat, A Replat of Lot 4 and Lot 5, Mountain. Vista Resort
Subdivision; Town of Avon, Eagle County, Colorado.

COMMENTS:
The following comments are in response to our review of the Amended Final Plat - A
Replat of Lot 4 and Lot 5, Mountain Vista Resorts Subdivision as received April 25,
2005. It is anticipated that this Plat will be considered by council at the May 24, 2005
meeting. Resolution No. 05-24, Series of 2005 has been prepared approving the final plat
subject to technical corrections as identified by Town Staff.
1. What are lines L 18, L 19,120 and L21 in the Line' Table? If they do not refer to
actual lines they should be removed from Table.
2. Lines L28, L29, L30 and L31 should be shown as dashed lines to distinguish them
from property lines on the same plane.
3. "Existing" Lot 4 lines shown on Detail on Sheets 4 and 6 do not appear to match
corresponding lines on current plat.
4. Section E-6 does not appear to be consistent with Plan Views.
