RE: Wynfield Inn at Avon
Fractionalization of Residential Development Right Approval
The Administrative Procedure for Fractionalized Projects, as approved by the
Town Council, requires Town Council approval of As-Built Plans to complete the
Fractionalization process. In the past, this approval has been in the form of
a condominium plat approval. The Wynfield Inn is not a condominium project and
consequently a condominium map has not been submitted for approval.
The As-Built Plans which have been submitted for approval generally consist of
a copy of the plans which were submitted for the building permit with the changes
which occurred during construction noted on the drawings. We feel these plans
meet the intent outlined in the Administrative Procedure for Fractionalized
Projects and recommend Town Council approval to officially document the number
of development rights used by the project.
RECOMMENDED ACTION:
Adopt Resolution 87-4.
