A RESOLUTION GRANTING A SPECIAL REVIEW USE FOR
A LARGE LOT REDUCTION IN PARKING REQUIREMENTS FOR
PROPOSED VAIL VALLEY HOLIDAY INN, LOTS 5,'52A and 52B,
BLOCK 1, BENCHMARK AT BEAVER CREEK
(TO BE REPLATTED AS LOT 1, WILDWOOD RESORT)
WHEREAS, Avon Resort Properties, Ltd. has requested a
Special Review Use for a Large Lot Reduction of-fifteen percent
(15%) or thirty-eight (38) parking spaces in the parking
requirements for the proposed Vail Valley Holiday Inn on Lots
5, 52A and 52B, Block 1, Benchmark at Beaver Creek (to be
replatted as Lot 1; Wildwood Resort); _-:.arid
WHEREAS, the Avon Planning and Zoning Commission has
held a Public Hearing on the Special Review Use request for a
reduction in parking requirements; and
WHEREAS, the Avon Planning and Zoning Commission has
determined that the requested Special Review Use for reduction in parking requirements:
1. otherwise complies with all requirements imposed
by the Zoning Code;
2. the proposed-.use is consistent.with the objectives -
and purposes of the Zoning Code and.the applicable
zoning District; and
3. the proposed use is designed to be compatible with
surrounding land uses and uses in the area; and
WHEREAS,'the.Avon Town council concurs with the
determinations as made by the Planning and Zoning Commission.

NOW THEREFORE BE IT RESOLVED-THAT the',Avon Town Council
hereby approves the Special Review Use for .a Large Lot Reduction
of fifteen percent (15%) or thirty-eight (38) parking spaces in
the, parking requirements for the proposed Vail Valley Holiday Inn
on Lots 5, 52A and 52B, Block 1, Benchmark at Beaver Creek (to-be
replatted as Lot 1, Wildwood Resort) subject to the following
uses and related parking requirements:
150 Hotel Units
3,599 Square Feet Restaurant and Bar
Seating
5,200 Square Feet Retail-Commercial
2,924 Square Feet Meeting Rooms
TOTAL
SPECIAL•REVIEW USE REDUCTION
MINIMUM PARKING TO BE PROVIDED
150 Spaces
60 Spaces
20 Spaces-
24 Spaces
254 Spaces
38 Spaces
216 Spaces,
Changes in the above uses will be allowed only upon
Special Review Use and approval by the Avon Planning and Zoning
Commission and Town Council.

Applicants have applied for a large parking lot reduction per Section
17.24.020, Off Street Parking:
8. Reduction in Parking Requirements for Larger Parking Lots. Parkino
requirements may be reduced based on the total size of a parking area
based on the following chart if approved by the Planning and Zonina
Commission and Town Council as a Special Review Use:

Reduction in parking spaces for large lots shall not be taken in combination
with a reduction allowed for mixed use parking requirements.
Approval of a large lot parking reduction requires approval as a Special

Section 17.20.020 Granting of a Special Reivew Use:
B. In considering the suitability of the Special Review Use, the Commission
shall determine:
1. Whether the proposed use otherwise complies with all recuirernents
imposed by the Zoninn Code;
2. Whether the proposed use is consistent with the objectives and purposes
of this Zoninq Code and the applicable Zoning District; and
3. Whether the proposed use is designed to be compatible with surrounding
land uses and uses in the area.
P & Z ACTION REQUIRED:
1. Present information;
2. Open Public Hearino;
3. Close Public Hearing;
4. P1ade determination in accordance with Section 17.20.020.
STAFF RECOMMENDATIONS:
1. If the Commission feels the large lot reduction is appropriate, we
would suggest that approval include the following:
a. Reduction is approved for 38 parking spaces;
b. Approval is based on applicant's projected uses as follows:
150 Hotel Units
3,599 SF Restaurant
5,200 SF Reail
2,924 SF Meetina Rooms
150 Parking Spaces
60 Parking Spaces
20 Parking Spaces
24 Parking Spaces
Significant changes may be cause for review.

Large Lot Parking Reduction
Dear fir. Brown :
At the March 28, 1985 Planning and Zoning Commission meeting, the following
action was taken regarding the above mentioned:
The Commission approved the Special Review Use for Holiday Inn, with recom-mended
conditions, located on Lots 5 and 52B, Block 1, Benchmark at Beaver :reek.
Findings Required for a Special Review Use, 1-3, were found to be compatible
and within the guidelines of the Zoninq Ordinance.
Conditions are that no significant changes in projected uses of space (as stated
in application) be made that would affect parking requirements in the reduction
of 38 parking spaces.
