A RESOLUTION APPROVING A SPECIAL REVIEW USE FOR RETAIL
SALES AND PERSONAL SERVICE OUTLET IN SPACE 5S, BUILDING
2B, LOT 16, BLOCK 1, BENCHMARK SUBDIVISION
WHEREAS, an application has been submitted requesting that a
Retail Sales and Personal Service Outlet be allowed in the Southerly
portion of Space 5S, Building 2B, Lot 16, Block 1, Benchmark Subdivision,
and,
WHEREAS, the Planning and Zoning Commission has held a Public
Hearing on said request and determined that the proposed use complies
with all requirements imposed by the Zoning Code, is consistant with
the objectives and purposes of this Zoning Code and the applicable
zoning district; and is designed to be compatible with surrounding land
uses and uses in the area, and,
WHEREAS, the Planning and Zoning Commission has recommended
approval of the request subject to the following condition:
(1) That this request be reviewed by the Planning and Zoning
Commission two years from the date of approval by the
Town Council in order to determine if the off-street
parking has remained adequate.
NOW THEREFORE BE IT RESOLVED that the Special Review Use for
Retail Sales and Personal Service Outlet is hereby approved subject to
the conditions listed above.

RE: Request for a special review use in an IC zone.
Dear Dick:
This will confirm previous conversations.
We request a special review use on Lot 16, Block 1, Benchmark at Beaver
Creek, Avon, Colorado. The special use would be to permit a retail sales
and personal'service outlet in an IC zone.
Granting of the special use would permit the opening of the Clothing Works,
a shop specializing in the sale of fabrics and related accessory items,
together with-alterations and repairs for clothing. The requested special.
review use enables the owners to take advantage of a location with lowered
expenses (substantially lower) during the first year of their business. If
the early year(s) proves a need for this type of operation, a larger, more
conveniently located, location will have to be identified.
Enclosed is our check to cover the cost of processing. Already submitted on
Friday, September 30th were notifications to all landowners within 300 feet
of the property.

Staff Report to Planning & Zoning Commission
Special Review Use - Retail Sales and Personal Service Outlet
Southerly portion of Space 5S, Building 2B
Lot 16, Block 1, Benchmark Subdivision containing 250 Square Feet
Staff has reviewed the request of David Tyrrell, representing
Avon Business Center, for approval of a Special Review Use for a
Retail Sales and Personal Service Outlet. This use will be located
in the southerly portion of Space 5S, Building 2B, Lot 16, Block 1,
Benchmark Subdivision and will be approximately 250 square feet in
area.
The proposed use will be compatible with uses already existing
in the building and those on land in the immediate area.
Approval of this request is recommended.
