MINUTES OF A SPECIAL MEETING
OF ']'HE AVON ARCHITECTURAL CONTROL CONL,!lI'TEE
HELD ON OCTOBER 19, 197£
A special meeting of the Avon Architectural Control Committee was held on Thursdav.
October 19, 1975 at 10:00 a.m. in the offices of Benchmark at Beaver Creek in the
Benchmark Shopping Center at Avon, Colorado.
Those members present and acting were John h'heeler, Duane Piper, A. J. Wells,
and Garv R. Stevens.
The first applicant to come before the Committee was George Rosenberg, representing
himself and Keith Troxel, the owners of Lot 13, Block 1, in the Benchmark at Beaver
Creek Subdivision. Mr. Rosenberg came to the meeting to inform the Committee that
they intended to use the lot temporarily as an impound for the storage of cars and
requested approval to construct a wood fence around the perimeter of the property.
The proposed fence would be 6 feet high, would not have any gaps and the posts would
be sunk in concrete. It was noted by the Committee that Messrs. Rosenberg and
Troxel had alreadv had the lot graded and terraced prior to coming before the
Committee. Mr. Rosenberg further stated that they would revegetate the premises
to its natural state when all grading and the fence are completed.
The Avon Architectural Control Committee pointed out to Mr. Rosenberg that he had
not presented enough information for them to make a decision. It was further
pointed out that all applicants need to present a site plan with the grade reflected,
the drainage and retainage plan for anything with a slope of 2 to 1 or greater, the
curb cut, driveway material and landscaping plan. In addition, the fence could be
better described to reflect the type of wood, such as a picket fence or a board
fence, etc., and what color it will be stained or painted.
Mr. Rosenberg strongly objected to the idea of formal landscaping and expressed the
fact that he did not care to make anv expenditures for trees, sod or a sprinkler
system at this point because the immediate use of the property could very well be
temporary. Should warehouses be constructed, for instance next summer, any land-
scaping put in now could very well be destroyed. The Committee recognized the
validity of the argument and agreed to accent a letter of commitment signed by
Messrs. Rosenberg and Troxel regarding deferring the installation of landscaping
until next summer assuming, at that time, they are still using the premises for the
storage of vehicles.
In conclusion, Mr. Rosenberg agreed to have a site plan prepared reflecting the
normal items the Committee requires and to inform the Committee when he was properly
prepared to present his application. The Committee, in turn, agreed to meet upon
short notice from Mr. Rosenberg.
The next applicant to appear before the Committee was h`eeler-Piper/.Architects, who
were requesting approval to construct a two car garage in conjunction with the
triplex they have under construction on Lot 19, Block 2 in the Benchmark at Beaver
Creek Subdivision. This garage, while it conforms architecturaly with the other
improvements, reduces the setback requirements to 20 feet instead of the usual 2S
feet. Therefore, the decision must be deferred to the Town Council, but the
Architectural Control Committee recommends that they grant approval.
There being no further business, the meeting was adjourned at 11:45 a.m.
