DEDICATION OF PROPERTY
THIS DEDICATION effective as of September ! I ' 2007 is executed by CSC Land, LLC, a
Colorado limited liability company ( "CSC"), in favor of the Town of Avon, a municipal corporation of
the State of Colorado ( "Town").

A. CSC is the record owner of certain unimproved real property legally described as Lot 2,
FINAL PLAT OF CHATEAU ST. CLAIRE SUBDIVISION — PUD according to the plat thereof filed
June 18, 1997 in Book 729 at Page 742, County of Eagle, State of Colorado (sometimes called herein,
"Lot 2 ").
B. CSC is currently using Lot 2 as open space, exclusively. Through this dedication, CSC is
desirous of dedicating and conveying all of its right, title and interest in, to and under Lot 2 to the Town
to be used by the Town exclusively and in perpetuity for open space.
NOW, THEREFORE, CSC hereby declares and provides:
DEDICATION:
1. The recitals to this Dedication are fully incorporated herein by this reference thereto with the
same force and effect as though fully restated herein.
2. CSC does hereby dedicate and convey all of its right, title and interest in, to and under Lot 2,
FINAL PLAT OF CHATEAU ST. CLAIRE SUBDIVISION — PUD according to the plat thereof filed
June 18, 1997 in Book 729 at Page 742, County of Eagle, State of Colorado, to the Town, and the Town
does hereby accept such dedication and conveyance. Lot 2 shall be used for open space exclusively and
in perpetuity.
IN WITNESS WHEREOF, this Dedication is executed effective as of the date first written above.
