Introduction
Dominic Mauriello, the Applicant, representing John Minervini and Virginia Klyce, the
Property Owner, is requesting a Planned Unit Development (PUD) Amendment (the
Application) to modify the allowed building type for two lots, Lots 15 & 16, Block 4, Wildridge
Subdivision (the Property). Currently, three (3) dwelling units in the form of a single-family
structure and duplex structure are permitted by right. The proposal is requesting the ability
to develop the Property with three (3) single-family structures, and is being processed as a
Minor PUD Amendment.
The Application was heard by the Planning and Zoning Commission (PZC) at their November
5, 2013 and November 19, 2013 meetings. The PZC provided direction to the applicant that
Lot 3 appeared to be tight and that revisions should be considered to address the concerns
of the neighboring properties about the proximity of the structure on Lot 3 to steep slopes,
neighboring units and the limitations placed on it by the property lines. The PZC ultimately
continued the public hearing to the December 3rd meeting to give the applicant and
neighbors time to address concerns. The Applicant has requested the application be
continued to the January 7th, 2014 meeting, so that more headway can be made with the
neighbors. The request is attached as Exhibit A.
Staff Recommendation
Staff recommends that the PZC conduct a public hearing, consider public comments (if any),
and amend continue the PUD Amendment application to the January 7th, 2014 meeting as
requested by the applicant.

Table Minervini P&Z Hearing to January 7
Hi Jared:
I would like to formally request that the P&Z hearing and site visit currently scheduled for December 3, 2013 be
tabled to the January 7, 2014 P&Z meeting. We are in contact with the neighbors and it was requested that we
allow them more time to meet with the applicant and visit the property.
We understand that the P&Z will need to take action on December 2 to table this application but do not see any
reason why it would not be tabled. The applicant does not propose to provide any new materials or attend the
tabling unless requested by staff.
