Re: Avon U -Store -It Color Change Modifications
Summary
Mike McCarty (the Applicant), representing the owners of the existing self -storage facility located at
850 Nottingham Road (the Property) is requesting an exterior color modification for the structures.
The Applicant has proposed a preferred alternative, but has also included two other color alternatives
for PZC review. The preferred alternative color scheme includes: Sherwin Williams "Latte" for the
wood siding, metal walls, and stone -stucco walls; and Glidden "Red Delicious" (GLR30) for the roofs
and metal garage doors.
The proposed color board includes two other options to the Latte color. Glidden 'Warm Caramel"
(GLN01), or Glidden "Soft Suede" (GLN29); and as an alternative red option, Sherwin Williams
"Heart Throb". Attached to this staff memorandum is a vicinity map (Attachment A), a photograph of
the proposed colors (Attachment B), and photographs of the elevations of the existing structures
(Attachment C).
Policy Review
The following Development Code standards apply to the proposed changes:
§7.28.090(c)(3), Building Materials and Colors:
e. Indigenous natural or earth tones, such as brown, tan, grey, green, blue, or red, in
muted, flat colors with an LRV (Light Reflective Value) of sixty (60) or less are
required.
§7.28.090U)(4)(h), Building Materials.
(6) Color. Materials and finishes should be composed to provide balanced designs
that are appropriate to each style and context. In general, large areas of bright
colors should be avoided, although strong accent colors can be successfully used.
Planning Commission Review
At the August 16, 2011 Planning and Zoning Commission meeting, the Commission commented that
the proposed red was too bright and that a more muted red color would be preferred. The PZC also
stated that a third color option would help break up the materials and massing of the structures.
Staff Review
Staff has determined that the proposed changes to the color scheme of the building are in
conformance with the Development Code because the colors are relatively muted, with an LRV
value of 39 for "Latte", 8 for "Red Delicious", 11 for "Heart Throb", 35 for "Warm Caramel", and
41 for "Soft Suede", improve the overall aesthetic of the Property, and are similar to other
buildings in the local area.
