FINDINGS:
RECOMMENDED FINDINGS:
1. The proposed application was reviewed pursuant to §7.16.080(f), Development Plan, §7.16.090(f),
Design Review. The design meets the development and design standards established in the Avon
Development Code;
2. The application is complete;
3. The application provides sufficient information to allow the PZC to determine that the application
complies with the relevant review criteria;
4. The application complies with the goals and policies of the Avon Comprehensive Plan;
5. The demand for public services or infrastructure exceeding current capacity is mitigated by the
application; and
The design relates the development to the character of the surrounding community.
CONDITIONS:
1. Improvements constructed within the 50' Access Easement cannot obstruct or interfere
with the public's historic use of the Access Easement. (REVISED FROM MARCH 24 HEARING)
2. Improvements constructed within the 50' Access Easement must be maintained by the owners of
Lot 21, Block 2, Wildridge (Parcel # 194335302009): Ruth Overlease and Stig Somme, their
successors, and assigns, at their sole cost and expense, and impacts to the natural environment,
development or surrounding land that are related to the improvements, including but not limited to
flooding, degradation, run-off and erosion, even if outside the boundaries of the Access Easement,
will require mitigation efforts in a reasonable timeframe by the owners of Lot 21, Block 2, Wildridge:
Ruth Overlease and Stig Somme, their successors, and assigns, at their sole cost and expense.

3. An ILC confirming building height shall be provided to Community Development Staff prior to
issuance of the Temporary Certificate of Occupancy
4. Except as otherwise modified by this approval, all material representations made by the applicant
or applicant representative(s) in this application and in public hearing(s) shall be adhered to and
considered binding conditions of approval
