Conceptual Design Review
INTRODUCTION
Lot 13, Filing 1, Eaglebend is a 16,000 square foot duplex
lot that slopes toward the Eagle River. Design and
Construction Services is proposing a duplex for this lot.
The east side will be approximately 3750 square feet and the
west side 3450 square feet. The building is 3 stories with
the lowest level a walkout basement. Stucco, cedar siding
and shake shingles are the primary building materials. The
roof form is gabled with the use of some hip forms.
As presently designed and sited the building does have a
building height conflict. The applicant will make site plan
adjustments, moving the building forward on the lot, to meet
the building height requirements. The application is
complete for final review, but Staff believes the height
problem must be solved prior to approval and we are therefore
presenting this as a conceptual review.
The building does meet all other aspects of the zoning code
and the architecture and building materials appear to comply
with the Town of Avon Design Guidelines.

Swift Residence Addition
Final Design Review
INTRODUCTION
The Swift residence is a 1770 square foot single family home
on Lot 17, Filing 1, Eaglebend Subdivision. The owners are
planning a 992 square foot two story addition to the home.
Additional landscaping and a driveway realignment are also
planned and although final approval is being requestea for
these two items, they may be constructed as a second phase to
the house addition.
Building materials are grey metal roof, blue -grey cedar
siding and a stone chimney, all to match existing materials
and colors.
The addition meets all zoning code requirements.
STAFF COMMENTS
The Commission shall consider the following items in
reviewing the design of a proposed project:
6.11 - The conformar-e with the Zoning Code and other
applicable rules and regulations of the Town of Avon.
COMMENT: This proposal is in conformance with the
Zoning Code and all other Town of Avon rules and regulations.
6.12 - The suitability of the improvement, including
type and quality of materials of which it is to be
constructed and the site upon which it is to be located.
COMMENT: The addition matches the existing building in
materials, color and architectural style. The existing house
is appropriate to the neighborhood.
6.13 - The compatibility of the design to minimize site
impacts to adjacent properties.
COMMENT: The addition appears well designed and has no
adverse impact on adjacent properties.

6.14 - The com^stibility of proposed improvement with
site topography.
COMMENT: The addition works well with site topography.
6.15 - The visual appearance of any proposed
improvement as viewed from adjacent and neighboring
properties and public ways.
COMMENT: The appearance of this Building will be
positive.
6.16 - The objective that no improvement be so similar
or dissimilar to others in the vicinity that values, monetary
or aesthetic will be impaired.
COMMENT: Staff sees no conflict with this criteria.
6.17 - The general conformance of the proposed
improvements with the adopted Goals, Policies and Programs of
the Town of Avon.
COMMENT: The proposal is in general conformance with
the adopted goals, policies and programs of the Town of Avon.

Ray Winsor Addition
Design Review
INTRODUCTION
Ray Winsor is requesting approval for an entry addition to
the east half of the duplex located on Lot 5, Block 2,
Benchmark at Beaver Creek Subdivision.
The entry addition is an 8' x 5-1/2' unheated airlock at the
front entrance. No foundation or pad system has been
designed, the entry addition will sit on posts 26" above
ground level. The addition will match the existing cedar
siding and the new shed roof will utilize cedar shakes to
match the house. The entry door will be on the east side of
the addition and a window will be placed on the street
elevation.
STAFF RECOMMENDATION
As a minor addition, the Staff has no formal recommendation
