INTRODUCTION
The applicant, Rhoda Schneiderman, received final design
approval on August 6, 1991, for a single family log home on
Lot 38-B, Block 2, Wildridge Subdivision. The approved
materials were 10" round logs, stained light oak color, with
dark brown windows. A woodruf masonite material was approved
for the roof.
The applicant is now requesting a change from the woodruf
shingles to an asphalt shingle. She is proposing the
Independence Shangle in a Resawn Shake color, 30 year
warranty. A sample of the proposed material will be
presented at the meeting. As of the writing of this report
no information has been provided regarding the weight per
square of this particular product.
STAFF COMMENTS
At the October 1, 1991, Planning and Zoning Commission
meeting the Commission adopted a new policy regarding
acceptable roofing products in the Wildridge Subdivision.
Specifically, the Commission determined that asphalt shingles
will be considered an acceptable roofing material in the
Wildridge Subdivision depending on their compatibility with
the particular building(s) upon which they are proposed to be
installed. The Commission decided that requests for the use
of asphalt shingles on a building would be reviewed for
compliance with the following minimum standards:
1. Weight - 300 lbs per square (minimum)
2. Texture - Appropriate relief and shadow effect
3. Color - Darker earthtone colors with appropriate
color variation and pattern.
With these minimtm standards in place the Commission went on
to consider three requests for changes from previously
approved roofing materials to asphalt shingles. The
Commission approved the use of the 400 lb per square
Timberline Ultra shingle on Jan Livergood's stick built home
and the 300 lb per square (minimum) Tamko shingle on a
manufactured unit fouplex being built by Richard Wahl and Tad

from wood shakes to a 300 lb. per squae (minimum) asphalt
shingle on a log home.

Conceptual Design Review
INTRODUCTION
Amy and Paul Britvar are requesting conceptual design review
of a thirteen unit condominium project (Alpenflora II) on Lot
12, Block 2, Benchmark Subdivision. The applicants have
indicated that the units will be contained in two buildings,
one six-plex and one seven-plex. The buildings will be
staggered on the lot. The applicants intend to use the same
architectural design and building materials as the Alpenflora
I project located on Lot 11, except that one of the buildings
will have a fourth floor.
At the time of submitting this application, the applicants
only had the floor plans and elevation drawings for the six
unit building in their possession. They felt that they could
provide the remaining seven unit drawings and site plans
(grading/drainage, landscaping, etc.) within a few days, so
they were scheduled for Commission review on the 15th.
Unfortunately, as of the writing of this staff report (1:00
PM, Friday) no new information about the project has been
submitted for staff review.
STAFF COMMENTS
Since this item has already been scheduled for review, and
the remaining information will probably arrive in time for
the meeting, staff would suggest that the Commission
conceptually review this request, if only to familiarize
yourselves with the project. The Commission then has the
option of asking the applicants to come back for conceptual
review on November 5, 1991 or sending them on for final
design review

INTRODUCTION
On May 7,1991, the Town of Avon received final design review
approval for the Wildwood Townhomes project located on Lots 5
and 11, Block 5, Wildridge Subdivision. Lot 5 is a five -unit
townhome project and Lot 11 has two six -unit buildings. The
Wildwood Townhomes are a for sale affordable housing project
being developed by the Town of Avon. The objective of the
project is to allow 17 local families the ability to own
their own housing in a high quality, affordable project that
will be compatible with the neighborhood and the Towr of
Avon.
On July 16, 1991, the Planning and Zoning Commission approved
a number of design revisions to the previously approved
project. One of the revisions approved by the Commission was
a change from wood shake shingles to woodruf masonite
shingles. The Town had originally requested asphalt
shingles, but the Planning and Zoning Commission policy at
that time did not allow asphalt shingles to be used in
Wildridge.
At the Planning and Zoning Commission meeting of October 1,

and the 300 lb per square (minimum) Tamko shingle on a

Tad Degen. The Commission denied Bruce Kelly's regUest to
change from wood shakes to a 300 lb. per square (minimum)
asphalt shingle on a log home.
The Town has recently discovered that it is no longer
possible to obtain the woodruf product with a type B fire
rating. A type B fire rated product (minimum) is required
to be installed on the Wildridge Townhomes in order to meet
Uniform Building Code for a multi -unit structure. The Town
of Avon is requesting an approval for a roof material change
from woodruf to a Timberline 360 pound per square asphalt
shingle.
Staff feels that this particular shingle does provide a
texture that is compatible with the architecture of the
buildings. The proposed shingle color (weathered wood) has a
good color variation and meets the standard set by the
Planning and Zoning Commission.
STAFF RECOMMENDATION
Staff recommends approval of the proposed
change as described above.

also approved the color change for the doors and windows trim to a Cabot Stain

for the fascia.
