Lot 23, Block 2, Wildridge Subdivision
Michael and Tonya Wormenhoven
Single Family Residence
Conceptual Design Review
INTRODUCTION
Michael and Tonya Wormenhoven have requested conceptual
design review of a single familv home on Lot 23, Block 2,
Wildridge Subdivision. Lot 23 is .79 of an acre (34,412
square feet) and is located on June Creek Trail. The floor
area of the building is approximately 3,300 square feet and
will include a garage below the main level. It appears that
no portion of the building will exceed 34' in height. A
landscape plan has been submitted.
The building is proposed to be a two story with basament,
wood frame building with gable roofs. Building materials
include 6" cedar lap siding, and cedar shingles. The
driveway will include a 6" aggregate base to be followed by a
topping of 3" of asphalt. The applicant would like to delay
the asphalt paving for one year to allow for proper
compaction. .
Athough still at the conceptual stage the house appears to
meet all applicable Town of Avon design criteria, with the
exception of excessive slopes behind the building (64%) and
the north of the driveway (56%).
Color samples will be presented at the meeting.

Sam Sterling, Duplex
Conceptual Design Review
INTRODUCTION
Sam Sterling has requested conceptual design review of a two
family residence duplex) on Lot 98, Block 1, Wildridge
Subdivision. Lot 98 is .43 of an acre (18,731 square feet)
and is located on Old Trail Road. The building coverage
appears to be approximately 4,200 square greet (22%).
Approximately 7,800 snuare feet of the lot is covered by
impervious materials (42%). The floor area of the entire
duplex is approximately 4,400 square feet. It appears that
no portion of the building will exceed 28' in height.
No landscape plan has been submitted for review, the grading
plan is very conceptually drawn at this point. A 6'
(maximum) retaining wall is currently shown surrounding the
building on three sides.
The building is proposed to be a two story wood frame
building with gable roofs. Building materials include 1" x
8" beveled lap cedar and stucco siding, cedar shake or
masonite shingles and clad wood windows. The driveway will
will be finished with aspi,alt.
Athough these two units appear to meet the intent of Avon's
regulations, they do not technically conform to the
definition of a "duplex". Avon's definition of a duplex is
"a detached principal building, containing no more than two
dwelling units, sharing a common wall no less than twenty
percent between both dwelling units...".
