INTRODUCTION
Jerry Vekre of Jerry's Auto Body is seeking a Special Review
Use that would allow automotive repair in one of the 12
condominiumized spaces of the commercial complex presently
owned by Les Shapira. The complex is located in the IC Zone
District.
Allowed uses in the 1C Zone District are:
Warehouse, labratories, electrical substation, light
manufacturing plants, wholesale sale outlets, showrooms,
industrial, construction and wholesale offices, accessory
building.
Special Review Uses consist of:
Residential unit when used in conjunction with business
operation, automotive or other vehicular sales and repair
shops, retail sales and personal service outlets,
restaurants, public uses, outside storage areas, general
commercial offices.
The space to be used by Vekre is approximately 2100 square
feet, has a pedestrian entry at streetside and a vehicular
entry at the rear. Five spaces at the front of the building
and six spaces at the back of the building are to be assigned
to Jerry's Autobody, per Mr. Vekre. Additionally, there will
be :npaved parking for 15 vehicles on the west end of the
building for the storage of cars under repair. Vekre has
communicated to me that there is an agreement with Shapiro to
maintain the lot for Jerry's Autobody's use, but eventually
that area is scheduled for a future building addition.
Signage will be in accordance with the building sign program.
There will be no hazardous materials stored on site. Waste
oil will be taken off site to be disposed of. It is assumed
that used parts will be recycled.
STAFF RECOMMENDATION
Staff recommends that the Planning and Zoning Commission
approve Resolution No. ae-e, recommending approval by the
tea.

Town Council of the Special Review Use to allow automotive
repair for Jerry's Autobody, located in the Mountain Center
Building Lots 26/27, Block 1, Benchmark at Beaver Creek,
subject to:
1. Adequate parking being provided for the proposed use in
conjunction with Chapter 17.24 of the Avon Municipal Code;
2. The provisions that the visible accumulation of personal
property on the site, including but not limited tc.,
automobile parts, tires, disabled vehicles, etc., shall he
screened from the view of passing motorists and residential
uses in the area, by being contained within the building or
other structure as may be approved by the Planning and Zoning
Commission;
3. Commission review and approval of all modifications
proposed for the building exterior;
4. Commission review and approval of plans for individual
business signage or a comprehensive sign program for the
entire project:
5. The provision that the Special Review Use shall expire
with the loss of any required parking.
RECOMMENDED ACTION
1. Introduce Project;
2. Presentation by Applicant;
3. Open Public Hearing;
4. Close Public Hearing
5. Commission Review of Application;
6. Act on Application.

The Commission approved Resolution 88-8, "A Resolution From the Town of Avon
Planning and Zoning Commission recommending the Avon Town Council Approve_a
Soecial Review Use to Allow Automotive Repair in the Mountain Center Building
Located on Lot 26/27, Block 1, Benchmark at Beaver Creek", with the following
conditions: 1. Adequate parking being provided for the proposed use in con-
junction with Chapter 17.24 of the Avon Municipal Code; 2. The provision that
