PZC Packet 110188STAFF REPORT TO THE PLANNING AND ZONING COMMISSION November 1, 1988 Tract G, Block 2, Benchmark at Beaver Creek Nottingham Cabin Addition, Nottingham Park Town of Avon, Larry Brooks, Director of Public Works Final Design Review INTRODUCTION Larry Brooks, on behalf of the Town of Avon, is requesting final design review for a 248 square foot addition to the existing cabin in Nottingham Park. The addition is to sit under the existing roof and will eliminate the porch. The purpose of the addition is to increase the storage area for the recreation center. As the recreational use of the park has increased over the years, so has the amount of equipment. The addition proposes log construction of the exterior walls that matches as closely as possible in size, color and detail, the existing exterior. One of the existing windows will be re -used. STAFF REVIEW Following are Staff comments to the applicable design review considerations: Section 6.11 - The conformance with the Zoning Code and other applicable rules and regulations of the Town of Avon. Storage use is in conformance with allowed zoning and does not increase parking requirements. Section 6.12 - The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located. Proposal attempts to match existing appearance of historical structure as closely as possible. STAFF RECOMMMENDATION Nottingham Cabin is one of the few historical buildings in the Town of Avon. The Council has approved this project, subject to the addition being in log and not compormising the character of the building. In that Staff and Applicant are one in the same, Staff will not make a recommendation on this proposal. The applicant requested approval of the location and size of the project identification monument at the September 6, 1988 Planning and Zoning meeting. It was approved at that time and the current submittal reflects the same location and size as approved. Town of Avon Sign Code recommends that total signage under an approved sign program not exceed ona square foot per lineal foot of building front. Front lighting is a low voltage fixture with a recessed lamp in a square housing (see cut sheet). This type of lighting was requested by Staff in order to ensure glare protection from corner vehicular traffic. STAFF RECOMMMENDATION Approve Proposed Sign Program as submitted. RECOMMENDED ACTION 1. The Commission also aooroved the change from numbering to script lettering for the 51 on the monument sign.
