At the Planning and Zoning Commission Meeting of February 16, 1988, the
Commission moved to deny a variance request for a reduction in parking
requirements for Lot 21, Block 2, Benchmark at Beaver Creek, and directed
Staff to prepare a resolution stating the reasons for denial.
Staff has prepared Resolution 88-2 for adoption at this meeting.

WHEREAS, 182 Avon Corporation has submitted a variance request
for a reduction in parking requirements, below the minimum re-
quirements stipulated in Chapter 17.24 of the Avon Municipal Code,
for Lot 21, Block 2, Benchmark at Beaver Creek; and
WHEREAS, the Planning and Zoning Commission has held a public
hearing on the variance request; and
WHEREAS, after considering the information provided by the
applicant, and input from the general public, the Planning and
Zoning Commission has found:
That the granting of the variance would constitute a
grant of special privilege inconsistent with the
limitations on other properties classified in the same
district; and
WHEREAS, this finding is inconsistent with the findings
required for granting of a variance, as outlined in Section
17.36.050 of the Avon Municipal Code.
NOW, THEREFORE, BE IT RESOLVED, that the Planning and Zoning
Commission of the Town of Avon, Colorado, hereby denies a variance
request for a reduction in parking requirements, below the minimum
requirements stipulated in Chapter 17.24 of the Avon Municipal

INTRODUCTION:
Pester Marketing has requested Design Review of a detached storage building
that they would like to place behind their new store. The proposed structure
would be placed on the concrete slab on the west side of the building. The
building would be approximately, 8 feet by 8 feet by 10 feet high, wood
construction, with a barn -style roof. A picture of the proposed building
along with a plan showing it's location and a letter from Pester Marketing
have been submitted for review.
STAFF COMMENTS:
This request does not appear to create any setback or open space problems, but
Staff would recommend that the Commission review this request in conjunction
with the following design review guidelines:
1. The conformance with the Zoning Code and other applicable rules and regulations
of the Town of Avon.
2. The suitability of the improvement, including type and quality of materials
of which it is to be constructed and the site upon which it is to be located.
3. The compatibility of the design to minimize site impacts to adjacent properties.
4. The compatibility of proposed improvements with site topography.
5. The visual appearance of any proposed improvement as viewed from adjacent
and neighboring propert=•s and public ways.
6. The objective that no improvement be so similar or dissimilar to others in
the vicinity that values, monetary or aesthetic will be impaired.

It is requested that consideration be given to allow the PD QUICK
store on Nottingham Road to place an appropriately designed, detached
storage building directly behind the existing store building.
This structure will be placed on the elevated concrete building slab
and will not cover any landscaped area.
Since opening this store we have found that in order to keep a
sufficient back stock in paper products for our fountain supplies
the existing storeroom is inadequate.
Attached is a partial plot plan showing the location of the
proposed building and a photo of the type building to be used.
We will paint this addition the same colors as the existing store
so it will blend in.

square feet.
STAFF COMMENTS:
Section 15 28 080 (H) (Development Signs) states:
1. Only one sign per parcel, lot or group of contiguous lots under ono
ownership, not to exceed sixteen square meet of display area and eight
feet in height;
2. Signs must be removed within thirty days of land sale or upon issuance
of a certificate of occupancy;
3. In no case may a sign be retained for more than two years, unless an
extension is granted by the Planning and Zoning Commission.
If the Commission appro, s this request, Staff recommends that the applicant
be directed to place the sign at least 10 feet from the property lines and
road right-of-way.

INTRODUCTION:
Benchmark at Beaver Creek
Slifer Designs has applied for design review of a canopy they propose for
the entrance to their office in the Avon Commercial Building. The proposed
canopy would incorporate their business sign and would contain fluorescent
lighting. The Applicant will present color and material samples for review
at this meeting.
STAFF COMMENTS:
This business currently has approval for 29 square feet of business signage.
Staff calculates the sign area on the canopy to be approximately 26 square
feet. Staff recommends that the Commission review this application in
conjunction with the following design review guidelines.
