The attached resolution reflects the Commission's findings required for granting the variance. Benchmark at Beaver Creek STAFF REPORT TO THE PLANNING AND ZONING COMMISSION - 4/19/88 LOT 51, Block 3, Wildridge Subdivision Ray Duplex Additicn Design Review INTRODUCTION: Michael Ray has applied for Design Review of a 338 square foot addition he proposes to construct on the west half of the Ray duplex, located on Lot 51, Block 3, Wildridge. The proposed addition is one story high, has a roof pitch matching the existing structure, and 1 x 6 wood siding on the exterior. STAFF COMMENTS: This application does not appear to raise any zoning or setback problems. If approved, the Commission should confirm that the color of the siding and the roof material match existing construction. RECOMMENDED ACTIONS: Introduce Project; 2. Presentation by Applicant; 3. Commission Review of Submitted Material; 4. Act on Application. STAFF REPORT TO PLANNING AND ZONING COMMISSION - 4/19/88 Lot 65, Block 2, Benchmark at Beaver Crgek Development Sign - Design Review INTRODUCTION: Otis Develo-ment Company has applied for design review of a development sign for Lot 65, Block 2, Benchmark at Beaver Creek Subdivision. The proposed sign is approximately fifteen (15) square feet. STAFF COMMENTS: Section 15 28 080 (H) (Develooment Signs) states: 1. Only one sign per parcel, lot or group of contiguous lots under one ownership, not to exceed sixteen square feet of display area and eight feet in height; 2. Signs must be removed within thirty days of land sale or upon iss,:ance of a certificate of occupancy. 3. In no case may a sign be retained for more than two years, unless an extension is granted by the Planning and Zoning Commission. If the Commission approves this request, Staff recommends that the applicant be directed to place the sign at least 10 feet from the property lines and road right-of-way. RECOMMENDED ACTION: 1. Staff has not received any additional information from the Applicant. The Applicant is requesting Preliminary Design Review approval from the commission. The Staff report from the April 5, 1938 meeting is attached for your review.
