PZC Packet 121686STAFF REPORT TO PLANNING & ZONING COMMISSION - 12/16/86 Lots 23 & 75, Block 2, Benchmark at Beaver Creek Vail Associates Development Sign Extension Request - Design Review INTRODUCTION: At the meeting of October 11, 1985, the Commission gave approval for Vail Associates Real Estate to erect a development sign for Lots 23 and 75, Block 2, Benchmark at Beaver Creek (shopping center site). There were two conditions attached to this approval and they are as follows: 1. That the sign area not exceed 16 square feet; 2. That the approval was only valid for 6 months. In mid-November, Town Staff initiated a campaign to bring all development signs within the Town into conformance with the sign code. This has resulted in a number of obsolete development signs being removed, and this application being made. STAFF COMMENTS: When this development sign was first installed, it's area was approximately 15.3 square feet. Since that time, additions have been made to the sign, without approval, bringing the current sign area to approximately 23.3 square feet. Section 15.28.080(H) (Development Signs) states: 1. Only one sign per parcel, lot, or group of contiguous lots under one ownership, not to exceed sixteen square feet of display area and eight feet in height; 2. Signs must be removed within thirty days of land sale or upon issuance of a certificate of occupancy; 3. In no case may a sign be retained for more than two years, unless an extension is granted by the planning and zoning commission. If the Commission feels that it is appropriate for this sign to remain in its current location, the sign will either have to be returned to it's original size of approximately 15.3 square feet, in order to conform with the Sign Code, or a variance will have to be granted for the sign, allowing it to remain at a maximum of approximately 23.3 square feet. RECOMMENDED ACTIONS: 1. Introduce application; 2. Presentation by applicant; 3. Commission review of submitted material; 4.
