Special Review Use - Commercial Television Antenna
Tract B, Block 1, Benchmark Subdivision
This Special Review Use request is for the installation of a microwave tower and
dish antenna on Tract B, Block 1, Benchmark Subdivision. Tract B is currently
zoned OLD, open space, landscaping and drainage.
In accordance with Section 17.04.060 of the Avon Municipal Code, this is an
acceptable use subject to Special Review Use approval.
In approving a Special Review Use, the Planning and Zoning Commission shall make
a finding that the following conditions are satisfied by the reasons set forth
in the application and that granting the Special Review Use will make possible
the reasonable use of the land, all in accordance with Section 17.20.030 of the
Avon Municipal Code:
1. The Planning and Zoning Commission shall hold a public hearing on the Special
Review Use;
2. Notice of public hearing shall be published and written notice shall be
mailed to all property onwers within the area and within 300 feet thereof
at least 12 days prior to the public hearing date;
3. The applicant shall pay a fee of $50.00 plus the actual costs of notification.
In accordance with Section 17.20.020 of the Avon Municipal Code: In considering
the suitability of the Special Review Use, the Board shall determine:
1. Whether the proposed use otherwise complies with all requirements imposed
by the zoning code;
2. Whether the proposed use is consistent with the objectives and purposes
of this zoning code and the applicable zoning district, and;
3. Whether the proposed use is designed to be compatible with surrounding
land uses and uses in the area.
In approving a Special Review Use, the Planning and Zoning Commission may prescribe
appropriate conditions and safeguards in conformity with zoring laws of the Town.
The following conditions and safeguards may be appropriate n this Special Review
Use:
1. Detailed site development plans be submitted to, and approved by Planning
and Zoning Commission prior to construction to assure minimum site disturbance,
lowest possible tower height, minimum antenna size and color compatibility
with surrounding area;

2. The Town be provided with written agreement from owner of property allowing
the proposed use.

Sunridge II - Clubhouse
Lot 1, Block 3, Benchmark Subdivision
This proposed project is for a Clubhouse which will provide a meeting room along
with recreational amenities for an existing 198 unit condominium complex. The
proposed building falls within the definition of accessary building or use as per
Section 17.08.020 of the Avon Municipal Code. In accordance with Section 17.20.090
this is permitted in every zone district.
The following comments are offered for your consideration in the review of this
project:
1. Parking requirements for the project are met only if Special Review Use for
reduction in parking requirements is approved;
2. Special Review Use must be approved by the Town Council after action by
Planning and Zoning Commission;
3. Exterior building material samples and color chips were not submitted with
application;
4. Submittal does not indicate irrigation system for landscaped areas;

Davis Residence - Remodel & Addition
Lot 6-A, Block 2, Benchmark Subdivision

This application is for a remodel and upper level addition to the Davis Residence
of a duplex located on Lots 6-A and 6-B, Block 2, Benchmark Subdivision. The
o remodel basically consists of a revised front entryway and an addition to the
second floor level.
The proposed remodel appears to comply with current zoning regulations. Building
area ratio and lot coverage with impervious materials are virtually uncharged and
are well within allowable limits. Therefore, this application appeare to be
purely a design review function.
A color rendering of the project is to be presented at the meeting.

Th's application is for the extension of the roof line along the southerly side
of the existing building. This roof extension covers an existing deck or balcony,
thus the building area ratio is not changed. The proposed addition appears to be
in accordance with current zoning regulations, therefore this is a design review
function.

The remodel basically consists of the installation of a bay window, matching door,
m4a awning and brick veneer covering the front.
