The sign and plan as Submitted June 8, 1984 appears to comply with the Sian
Code, Section 15.28.040 - J:
Residential Froject Ertrance Signs. Residential project entrance signs are

1. One sign located adjacent to the primary entrance not to exceed thirty-two
square feet in area and eiaht feet in height;
2. One sign per secondary entrance not to exceed sixteen square feet in area
and eight feet in height.
The sign is set in an 8' x 12' planter box and will be approximately 8' in
length, with an angle rise from 2' to 3' in height. It will be constructed
of cedar sidino with 6" black letters.

Castruita-Trueblood Fourplex - Design Review
The proposed project appears to comply with Section 17, Zoning of the Avon
Municipal Code, subject to clarification of parking spaces in front of the
garages.
The following comments are related to the plans as submitted Jury 11, 1984:
1. Clarify location of approved parking spaces, common practice of parking
in front of the garages will create a somewhat inconvenient ingress/egress
from units B, C, and D;
2. Consideration should be given to snow drift pasterns. Currently, heavy
snow drifts accumulate along Saddleridge Loop Edjacent to this lot;
3. Site grading and drainage subject to review by -,'own Engineer, Norm Wood.

Peregrine Village - Roof Design
(1) Refer to Item #7, Planning and Zoning Minutes of Special Meeting of
November 28, 1983, Condition #7: Tower roof was approved as a dark
brown metal roof or subject to further approval of color and texture
for alternative roofing material.
Applicants are proposing to use a single -ply PVC roofing membrane: in general
terms, a rubber -type roofing system. This system, as proposed, i..ould be used
with a parapet wall for ice control on the sloped portions of residential tower
sections. The color will be brown and a sample has been submitted.
(2) Note: The Town Staff feels it is appropriate to remind the parties
concerned of several unresolved conditions of approval for the Peregrine
project, which we feel should be addressed as soon as possible, and they
are as follows:
Item #6 (Planning and Zoning Minutes of Special Meeting of November
28, 1983) Landscaping and lighting (20°' site as open space).
Item #10 (Planning and Zoning Minutes of Special Meeting of November
28, 1983) Parking approval was based on 52,000 S.F. of commercial,
approximately 62,000 is planned on being built.
Sometimes in fast tract -type projects, items of significance can be put off for
too long, resulting in the project owners and developers relying on construction
Drogress as artificial approval. Substantial construction progress leaves little
room for alternatives or options. We feel it would behoove all concerned to
reconsider the conditions within the next 30-60 days.
