PZC Packet 080984STAFF REPORT TO PLANNING & ZONING COMMISSION - 8/9/84 - SPECIAL P1EETING Chambertine Townhouses - Retaining Wall Replacement Lot 46/47 & Lot 24, Block 1, Benchmark Subdivision This is a two part design review. The first part is a revised retainina wall desion as proposed for replacement of the existing wall on Lot 46/47 along Nottingham Road. The second part of the review is for the use of Lot 24 for temporary storage of material excavated during removal of the existing retaining walls. The proposed retaining wall will be constricted from new, treated 8 x 8 timbers with a brown cedar tone finish to be compatible with the existing walls. The appearance of the proposed wall will basically vary from the existing wall in two ways. The proposed design calls for pilasters to protrude approximately 1 foot from the face of the wall at 8 foot intervals and the top of the wall will be stepped back where total wall height exceeds 10'z feet. Lot 46/47 does not have adequate space to store the excavated material which will result from removing the existing retaining walls. This request is for approval to store the excavated material on Lot 24. The material will then be used for backfill dur4ng construction of the new walls. Maximum material to be stored on the site at one time is about 900 cubic yards or approximately 90 truck loads. The following conditions may be appropriate in consideration of the requested approvals. Retaining Walls - Lot 46/47: 1. The stepback areas should be landscaped with appropriate trees and shrubs; 2. It may be desireable to have a handrail (guardrail) along the upper sections of the step portions of the wall in addition to that shown along the 10 foot high section. Temporary Storage - Lot 24: 1. Satisfactory evidence of approval for the proposed use of Lot 24, by owner of property, should be submitted to the Town for approval; 2. It may be desireable to have a cash deposit or bond to assure that all material will be removed, the lot cleaned up and revegetated upon comple- tion of the proposed use; 3. It is extremely critical that the drainage bordering this lot be kept open and failure to do so may be reasonable grounds for revoking approval.
