Applicants Request:
Phase I - Pizza Hut - Design Review Building and Site
Phase II - Conceptual Site Review - Second Building
The applicants are proposing to construct a Pizza Hut Restaurant on Lot 67 and
a second phase commercial/residential building on Lot 68, with intentions of
vacating the interior property line to form one lot. A portion of (Phase I)
Pizza Hut building parking will be located on Lot 68, Block 1, Benchmark Sub-
division.
Phase I - Pizza Hut Building and. Site:
Assuming the vacation of the interior property line between Lot 67 & 68, or a
properly recorded agreement to protect Phase I as a site, it would appear
Phase I meets the requirements of the Zoning Code, with the exceptions as noted
in the staff considerations. The restaurant will seat 1^5, and building area is
4,584 S.F.
In approving Phase I, the Commission may want to consider the following:
1. Landscaping plan needs to show type and size;
2. Design, size, location of retaining wall. Applicant has stated, the
general conception is for concrete walls with a rock finish;
3. Trash bin needs to be enclosed;
4. Require one loading stall, should be according to type of delivery
vehicle;
5. Suggest color coordination of roof ventilators, equipment, coolers, etc.;
6. Include lighting plan with landscape plan;
7. Guarantee of parking for Phase I if the property line is not vacated
immediately;
8. Roof sign, as shown, is approximately 65 S.F. Maximum per code is 64 S.F.
per lot, or 52 S.F. based on length of frontage of building.

Phase II - Conceptual Site Review - Second Building:
The applicants request at this time is for a conceptual review for placement of
a second building on this site.
There is insufficient information to make a proper determination of all zoning
requirements. However, given the degree of the request, the plan generally seems
to comply with zoning requirements, with several exceptions:
1. There are no platted residential development rights for the property;
2. Without the property line being removed, the second phase building is
too close to the property line.
In approving any kind of a review of the second phase, the Commission may wish to
be very specific in its approval, such as:
1. No approval is given for any specific use, or proposal including parking;
2. No approval is given for size, (height) other than the possibility of a
second building;
3. No approval for residential units is being given.

Applicants Request:
1. Avon Center - approval of landscape plan;
2. Avon Center - approval of business sign.
1. Planning Commission requested on June 28, 1984 that the design of the
landscaping be resubmitted showing walkway along Beaver Creek Boulevard,
revised planting locations, show landscaping for the entire area affected.
2. Planning Commission requested on June 28, 1984 that the design of the sign
be revised and resubmitted based on several comments: "Too large of structure,
perhaps structure could be worked into the earth berm, should be mare of a
design that relates to local streets and not a hig!�way sign".
The landscaping plan has been resubmitted showing a walkway along Beaver Creek
Boulevard, parking lot and landscaping have been extended east to the edge of
the property. The proposed landscaping plan shows only two types of plantings.
The sign has also been relocated towards the northeast corner, and has been
reduced in length from 44' to 36' with the fin type ends dropped to a height
of approximately 40".
The height of the sign appears to be between 9' to 10' with earth berms at the
ends to reduce the height to approximately 7' to 8'.
The Commission may want to consider the following in reviewing these plans for
approval:
1. Lights used match those in the area of the Town Mall;
2. The 2 large trees not be placed in the northeast corner (to avoid traffic
visibility restrictions);
3. Landscaping - (sod?) be carried out to the bottom of the roadway ditch,
Planning and Zoning Rules and Regulations, Section 5.21;
4. Review - current development sign on lot west of Avon Center.
