Beacon Hill Condominiums
Patio/Deck Design Change
The original design approval for the project showed the patio's as a flat slab
of concrete.
The patio on the west unit has been changed to a wood deck with a built-in
seat.
I have asked Mr. Stroop to present a picture or drawing of this change. I
will make the approved original plans available at the meeting. As I do
not feel this falls into the area of a minor change, I have requested a
review and approval from the Commission, in order that I may issue a final
Certificate of Occupancy. There are four units that face Nottingham Road.
This change occurs only on one unit.

Development Sign
Avon Road Office Building
Mr. David Cole has requested an extension for the development sign for the
Avon Road Office Building located on Lot 56, Block 2, Benchmark at Beaver Creek.
The original approval was March 1981, to be removed when a temporary Certificate
of Occupancy was received.
This is another one of the signs on our list to be updated.
Sign appears to conform in size and height.
Staff Recommendations:
1. Is the project still viable and planned to be constructed;
2. If so, recommend approval not to exceed 2 years.

Development Sign
This request is for a development sign for Lots 23 & 75, Block 2, Benchmark at
Beaver Creek. Sign height is 6' x 6", within the allowable 8' by Code.
Size is 70" x 33 " = 2,310 square inches e 144 = 16.04 S.F. or .04 of S.F.
too big. Sign Code allows 16 S.F. of sign display area.
Section 15.28.040 - H Development Signs
Development signs are permitted provided that:
1. Only one sign per parcel, lot, or group of contiguous lots under one
ownership not to exceed sixteen square feet of display area and eight
feet in height;
2. Signs must be removed within 30 days of completion of development or
land sales;
3. In no case may a sign be retained for more than two years unless an
extension is granted by the design review board;
4. Signs may contain only the project name and the names and addresses
of the owner, contractor, architect, engineer, and real estate broker(s).

Business Sign - Avon Center
Overland & Express Company

Applicant is seeking approval for a business sign at the northeast end of Avon
Center. The Avon Center does have a sign program, which specifies business
signs must state the name of the business. Due to the long name, "Overland
and Express Company", which is twice as long as the existing business names
on the north side of the building, they would prefer to just have "Travel"
on the facia. The letter style and construction would be the same as Avon
Liquor and Christy Sports.
I will try to evaluate and compare each option with our current Sign Code and
the Avon Center Sign Program.
Option #1:
A. Current Avon Sign Code - Sign complies;
B. Avon Center Sign Program - Does not comply in that the sign must
state "Name of Business Only", not generic service such as "Travel".
Option k2:
Current Avon Sign Code - Allows 12 S.F. per individual business. It appears
that Option #2 is approximately 1.89 S.F. over, or 13.89 S.F.;
A. Lighting - Sign Code allows lighting during business hours;
B. No lighting at all;
C. Material - Really not covered.
Avon Center Sign Program:
1. On the side facing the mall, sign size is limited to 12 S.F.
Sign proposed is 18.34 S.F., as it is measuring group area instead
of individual letters;
2. No internally lit letters are allowed (Option k2 - A & C).
Avon Center Sign Program:
To meet the Avon Center Sign Program, option #1 would have to include "Overland
and Express Company", i.e., trade name.
To meet the Avon Center Sign Program, option N2 would have to be placed on the
parking lot side of the building or be reduced to 12 S.F. and have no internally
lit letters (recessed incandescent light only).

Town of Avon Sign Code:
To meet the Town of Avon Sian Code, option #1 would require nothing. To meet
the Town cf Avon Sign Code, option #2 would have to be reduced by 1.89 S.F.

proposals.
