The lot, 1.5 acres in size, slopes from north too south at approximately 41% and the duplex will be located on the north portion of the lot. The duplex stands approximately 44 feet in height on the rear elevation. STAFF COMMENTS: Staff has reviewed the proposal with the Towi Engineer and following are the comments we have: • The building exa:eds the a!lowed building height; • The building is located in the front yard setback, which needs to be removed from the setback or apply for a variance, • Grading is not shown and needs to be submitted; • Retaining w:311s are not shown and need to be shown and detailed, • The Floor elevations do not match the grades shown, • The north side of the site, in front of the building, will require fill and this needs to be reflected on the grading plan; • A foundation plan and sections need to be submitted, • The level of site disturbance needs to be shown on the site plan, • Driveway access for the west unit is not shown and should be; • Driveways for both units must have turn around capabilities, since backing out onto Wildridge Road is not allowed. • There are four fireplaces being shown with no indication of the type of fireplace, and • The total length of the building is 120 feet (could be broken at the commor. wall and half the duplex shifted to provide variation in massing and overall site impact). j PLANNING AND ZONING COMMISSION STAFF REPORT January 18, 1994 Lot 42, Block 2, Wildridge Subdivision Eubanks/Iiubers Duplex Conceptual Design Review STAFF RECOMMENDATION: As a conceptual review, the Staff has no formal recommendation. The duplex will be located on Lot 63, which is approximately I acre in Fize and has slopes ranging from 24-40%. Access to the property is from Fox Lane. STAFF COMMENTS: Staff has reviewed the proposal with the Town Engineer and following , re our comments: itc Plan Comments: • A survey of the property must be prepared by a licensed surveyor. An accurate grading plan must be submitted for Final Design Review; The cut slope shown on the southeast portion of the site is approximately 1:1 and in excess of the allowed grades (11 maximum); The rock retaining wall on the southeast portion of the site, located in the easement, will require further detail at Finai Design Review, The required grading plan must show true limits of disturbance must be submitted for Fittal Design Review, The building appears to abut the setbacks, in which case, overhangs are not allowed to extend into the setbacks; • Snow storage areas need to be called out en the site plan due :o the tight nature of the site at the entrance, and Retaining walls over 4' in height must be designed by an engineer.
