Conceptual Design Review
INTRODUCTION
Michael Baker, representing the Sindlingers, is requesting Conceptual
Design Review for a proposed single-family residence on Lot 58, Block
1, Wildridge Subdivision. This lot is located on the southwest corner
of the intersection of Fox Lane and Saddle Ridge Loop. It is
approximately 0.35 acres in size. The lot slopes to the north at
about 16 percent. The zoning is SPA with a duplex designation.
The proposed structure is a one story with a walk out basement. It
has approximately 2300 square feet of habitable space, not including
the garage. The structure, as proposed, appears to be within all Town
height, lot coverage and setback restrictions, however, the northeast
balcony may enctjach slightly into the front setback. The exterior is
predominantly finished in a natural weathered 1 X 6 wood siding, with
both horizontal and vertical sections. Door and window trim will be
in a 1X cedar with a natual/light stain, widows are wood clad. Fascia
and soffits will also be done in cedar. Sandstone will be utilized on
the lower sections of the walls as an accent. The roof form is a
complex combination of gables and dormers that will be finished with
light to medium gray asphalt shinqles.
The grading plan shows a driveway with a 12 to 16 percent graJe;
proposed material has not been indicated. There are some minor
discrepancies between the Lasement floor plan and the elevations. No
landscape plan or automatic irrigation system is proposed. Exterior
lighting has not been discussed.
STAFF COMMENTS
Since this is a Conceptual Design Revlew, no formal staff
recommendation will be provided.

TRODUCTION
On January 5, 1993, Tony Seibert received Final Design Review
approval with conditions, for a single family residence on Lot 14,
Filing 1, Eaglebend. The applicant has met those conditions and
has applied for a building permit, however, the design of the
structure has changed enough to warrant an additional review by the
Planning Commission.
The size and shape of the structure has remained basically
unchanged, although many of the details and window locations have
changed. The applicant is including a lock -off apartment in the
basement, which is allowed by zoning. The structure has also been
shifted slightly on the lot.
The structure was to be constructed out of 6" D logs, this has been
change to conventional 2X6 construction with a log siding.
Exterior finishes will remain as previously approved.
STAFF COMMENTS
The Commission shall consider the following items in reviewing the
design of the proposed project:
6.11 - The conforman:e with the Zoning Code and other
applicable rules and regulations of the Town of Avon.
COMMENT: This proposal appears to be in conformance wpith
the Zoning Code and all other town of Avon rules and regulations.
6.12 - The suitability of the improvement, including type
and quality of materials of which it is to oe constructed and the
site upon which it is to be located.
COMMENT: These improvements, as proposed, are appropriate
to the neighborhood.
6.13 - The compatibility of the design to minimize site
impacts to adjacent properties.
COMMENT: The project's design preserves views to the Eagle
River from adjacent property and does not appear to have any
adverse site impact to adjacent properties.

6.14 - The compatibility of the proposed improvement with
site topography.
COMMENT: As submitted, the project is compatible with the
site topography.
6.15 - The visual appearance of any proposed improvements
as viewed from adjacent and neighboring properties and public ways.
COMMENTS: The proposed improvements appear to be visually
compatible with the neighborhood.
6.16 - The objective that no improvement be so similar or
dissimilar to others in the vicinity that values, monetary or
aesthetic will be impaired.
COMMENTS: Staff sees no conflict with this criteria.
6.17 - The general conformance of the proposed improvements
with the adopted Goals, Policies and Programs of the Town of Avon.
COMMENTS: this proposal is in general conformance with the adopted
goals, policies and programs of the Town of Avon.
