PZC Packet 020293• • W STAFF REPORT TO THE PLANNING AND ZONING COMMISSION February 2, 1993 Lot 69, Block 3, Wildridge Subdivision Steven Richards for Ronald and Lvnn Brethauer Single Family Residence Conceptual Design Review INTRODUCTION Steven Richards, on behalf of Ronald and Lynn Brethauer has requested a Conceptual Design Review for a proposed single family residence on Lot 69, Block 3, Wildridge Subdivision. This lot is located just north of Little Point Rd. on Wildridge Road West. It is approximately 1.6 acres in size, the western half of the lot is undevelopable due to plat restrictions and utility easements. The lot slopes to the west toward June Creek. The zoning is SPA with a duplex designation. The proposed structure is two stories high with a walk out basement, it has approximately 3600 square feet of habitable space, not including the attached 350 square foot garage. The structure, as proposed, is within all Town bulk restrictions. The exterior is 1 X 8 channel lap cedar finished with Olympic 727 stain, stucco will be painted "Pure Ivory", window and door trim will be 1 X 6 cedar, with a "Russet" stain, as will be the fascia and soffits. The roof is a complex hip form, that will be finished with Celotex "Presidential" asphalt shingles in a "weathered wood".
