DENVER RECORD G it PROCEEDINGS Minutas of the Avon Design Review Board Meeting of January 23, 1979 The Avon Design Review Board met shortly after 4:00 p.m. on Tuesday, January 23rd. Chairman Ron Allred presided at the meeting. Other board members attending were John Wheeler, Cynthia Jordan, Tom Landauer,Alice Knipe and Kenneth Richards. Minutes of the January 9th meeting were read and approved. Mike Blair presented the preliminary Master Plan for land use and access. These points were discussed: general purpose, general policies, land use cate- gories and access and roadway classifications. The Master Plan map of the Town is being prepared showing land use categories, which will be presented to the Council for their approval and adoption. Mr. Blair is continuing to formulate a proposed draft of rules and regulations. The firm of Mosenthal $ Wood presented preliminary plans for a 32 condomi- nium project on Lot 42, Block 2. The first phase of 12 units will begin construc- tion in the spring of 179, and a 20 unit phase will commence in the spring of 180. When completed the project will contain 24 two bedroom units and 8 three bedroom units. Sixty-four parking spaces will be provided. The dominant material on outside walls will be horizontal redwood siding - dark brown and light brown. Solar heating panels will be utilized. Landscape plans are as follows: Larger trees will be placed on the north side of the complex, with the front open for the view of Beaver Creek. Cottonwood, spruce and aspen will range from 8 to 16 ft. Shrubs will include Pfitzer juniper and Spirea Vanhoutte. A sprinkler system will cover all lawn areas. Access to the project on the east side will be by a drive leading from Benchmark Road and on the west side by a drive shared by residents of Lot #43. Parking lot lighting will be provided by lights of wood post design very similar to those in the Benchmark Shopping Center area. The 2 bedroom units will contain approximately 1,000 square feet while the 3 bedroom units will contain approximately 1,300 square feet. Further plans may be pre- sented at the next meeting by the firm. Preliminary plans for a 48 unit project on Lots 13, 14, 15 and 16, Block 2 were presented on behalf of Landauer,Nottingham and Donovan; David Peel, architect. the 53,000 sq. ft. project will be named Buck Creek Condominiums. The electrically heated units will go on the market at a value based on approximately $120/$140 per square foot. The complex will contain 36 two bedroom units and 12 three bedroom units. The western half of the project will commence in the spring of 1979 and the remaining units begun in the spring of 1980. To maintain the view buildings will be offset in design to give each unit a view over Nottingham Lake and up into Beaver Creek. Parking spaces will be provided at a rate of 24 cars per unit, which will include 1 covered parking space and storage unit for each condo unit. Exterior siding will be oiled horizontal redwood. Exterior finishing on chimney masses and ground level units will be buff colored stucco. The proposed roofing material is GAF interlocking asphalt shingles in a reddish -brown color. Windows and sliding doors will be by Andersen, double paned and vinyl -coated. Lighting and grade plans will be presented at the next presentation on this project. Also, it was requested that a sample of the stucco as to color and texture be presented for the next meeting. Some question was raised about the utility easement at the south end of the projects land. Portions of patios of certain units seem to be in that easement. The meeting was adjourned at 6:50 p.m.
