INTRODUCTION
At the Design Review Board meeting of November 20,1990, this
application was continued until December 4, 1990, in order to
allow the applicant time to provide additional information.
The following items were discussed:
- The proposed landscape plan was not corsidered complete
enough for final design review approval. A more detailed
plan is required (preferably drawn by a professional
landscape architect) which reflects a more formal landscape
treatment around the houses, tapering off to a more natural
appearance away from them. The new landscape plan should
include a mixture of shrubs and trees (varying sizes), sod
and native grasses. Small berms should be considered near
driveway entrances.
- Project signage must be shown and discussed.
- Buildings A and B should be moved to the east somewhat.
- Building C should be pulled back away from the edge of the
steep slope as much as possible.
- A decision must be made (by the applicant) as to what the
proposed 4'-5' wall will be made out of. A detailed drawing
of the wall must be shown on the pians. The propDsed wall
should not extend the full length of the eastern property
line, as currently shown, but should simply wrap around
buildings C, D, E, and F.
- Consideration should be given to the accessability of the
trash dumpster.
- Additional fenestration should be added to the buildings,
espec;ally those sides of buildings A, B, and F most visible
to motorists passing by this project.
- The vertical piece of trim shown on the west elevation of
ouilding E (garage) should be removed.
- All areas currently shown as brick should be replaced with
stone.

On Wednesday, November 28, 1990, the revised plans were
submitted for review. It appears that the applicant has
addressed nearly all of the concerns raised by the Design
Review Board at their last meeting. The applicant wishes to
obtain final design review approval with the condition that
he came back for approval of the landscape plan and project
signage at a later date.
STAFF RECOMMENDATION
Staff recommends approval with the condition that
landscape plan and signage be reviewed at a later date.

INTRODUCTION
At the Design Review Board meeting of November 20,1990, this
application was continued until December 4, 1990, in order to
allow the applicant time to provide additional information.
The following items were discussed:
- The proposed landscape plan was not considered complete
enough for final design reviw approval. A more detailed plan
is required which reflects a more formal landscape treatment
around the house, tapering off to a more natural appearance
away from the house. Native grass seed should be used to
revegetate the disturbed areas instead of kentuck.y bluegrass
(outside of sodded area). Top soil should be brought into
all sites. The addition of large rocks was suggested,
especially along the west side of this house.
- The roof form should be changed to prevent snow and water
from shedding on the entryway and possibly garage entrance.
The addition of a hip roof should be considered.
- The applicant should consider introducing more siding and
less stucco, or vice versa, to make the residences look
different from the others, rather than just using the roof
forms to make the difference.
- A change in the direction of the siding was suggested.
- The use of semi -transparent stains is preferable to solid
body stains.
No new information has been submitted to staff for review at
the time of writing this staff report, therefore, no
determination can be made concerning compliance with the
above mentioned items.

INTRODUCTION
At the Desigr, Review Board meeting of November 20,1990, this
application was continued until December 4, 1990, in order to
allow the applicant time to provide additional information.
The following items were discussed:
- There were concerns about the shedding of snow and water
onto the entryway. It was suggested that tho entry would
benefit from the addition of a gable roof form.
- The two doors which access the 2nd floor deck, as seen on
the south elevation, should be brought together, however, if
the owner really wants the doors to be separated, then the
windows above them should be combined.
- The applicant should present a comprehensive color scheme
for the entire subdivision. All colors to be used in the
subdivision (stucco, siding, trim, etc.) should be reviewed
anH approved at the December 4, 1990, meeting.
- The Commission felt that a smaller scale overall site plan
showing all building roof lines, should be presented at the
December 4, 1990 meeting

INTRODUCTION
At the Design Review Board r.eeting of November 20,1990, this
application was continued until December 4, 1990, in order to
allow the applicant time to provide additional information.
The following items were discussed:
- The introduction of stone to Lot 10 is interesting, but
needs to be extended horizontally under the window and taken
around the corner of the building.
- The 3rd story door should be better lined up with the
doors on levels one and two.
- The rear elevation of the building is a rather long blank
plane. The garage should be offset a few feet to provide
some relief.
No new information has been submitted to staff for review at
the time of writing this staff report, therefcre, no
determination can be made concerning compliance with the
above mentioned items.
