INTRODUCTION
Jack Hunn, on behalf of the Beaver Bench Condominium
Association, has requested design review of a proposed
building color change for the two twenty two unit buildings
located on Lot 7, Block 2, Benchmark at Beaver Creek
Subdivision. One of the buildings is currently painted a
redwood color, while the other is tan with brown trim. The
Honeowners Association wishes to repaint both of the
buildings with a similar color. The proposed paint color
along with sample chips will be provided at the Planning and
Zoning Commission meeting.

Conceptual Design Review
INTRODUCTION
Sam Ecker is proposing to construct a single family residence
on Lot 45, Biock 4, Wildridge Subdivision. Lot 45 is 0.94 of
an acre (40,946 sq. ft.) and has frontage on both Wildridge
Road East and Longsun Lane. The applicant is proposing to
access the property fron Longsun Lane. The buildable portion
of the property slopes Loward the southwest at approximately
24%.
The proposed building is a two story stick built home with
gable roofs and a two car garage. Proposed building
materials include 6" masonite lap siding, woodruf shingles
and triple pane aluminum windows, flagstone walkway and an
asphalt driveway. Samples of proposed building colors and
siding treatment are provided.
A site grading and landscape plan has been provided for the
Commission's review. The landscape scheme includes a
proposed level lawn area in the back of the house which
utilizes a railroad tie retaining wall.
STAFF COMMENTS
As a conceptual review, no formal Staff recommendation has
been made. However, Staff will point our that driveway grade
appears to be excessive (16 to 18%) and a boulder retaining
wall is currently shown within the 10' road ma-ntenance
easement.

Conceptual Design Review
INTRODUCTION
William Hein is requesting conceptual design review of
proposed design changes to the previously approved building
design on Lot 18, Block 1, Wildridge (Wildflower
Condominiums). Specifically, the applicant wishes to propose
the following changes:
- Removal of one of the five one -car garages.
This change would reduce the building's mass somewhat.
- Change the roof form to better deal with snow
shedding and improve the look of the building.
- Eliminate the interior space previously proposed
to be used for storage/meeting/mechanical areas. This space
would be incorporated into the habitable area of the units.
- Redesign the interior floor plans of the units
to better utilize the building's habitable space. These
changes will be accompanied by the necessary fenestration
changes.
The applicant has indicated that he has no intention of
changing the exterior building materials (1" x 6" cedar
siding and cedar shingles) or landscape plan at this time.
STAFF COMMENTS
As a conceptual review, no formal Staff recommendation has
been made.
