INTRODUCTION:
Michael Perkin has submitted an application for modifications to the Final Design Review
approved plans for a single family residence on Lot 47, Block 3, Wildridge. The
modifications are in the landscape plan and the elevations, which are in your packet The
colors and materials are remaining the same.
The revised landscape plan includes:

STAFF COMMENTS:
The modifications are due to a revised grading plan, which allows for a 1 1/2:1 slope. A
1 1/2:1 slope may be considered with a satisfactory soils report prepared by a Soils
Engineer.
STAFF RECOMMENDA PION:
Staff recommends approval of the modifications with the original conditions of approval
and one additional condition. They are as follows:
I . The main chimney stack be redesigned to a battered on the east and west sides and be
brought back to staff for approval.

INTRODUCTION:
Mark Donaldson, on behalf of the Seasons at Avon, has submitted an application for
approval of the landscape plan and site modifications, which are as follows :
1 Emergency exit walkways out of daycare area,
2. Daycare play area and fence; and
3. Landscape plan.
The landscape plan and plant list are attached to this report.
STAFF COMMENTS:
The fence around the daycare playground will match the existing metal tube fences found
elsewhere on the site. The main comment concerning the daycare area is that the Mall
Committee must approve the design and have a contract in place for use of the area and
restoration provisions when the use ceases on the site.
The landscape plan indicates street lighting. Two lights are required on Thoth sides of the
east entrance to the building.
STAFF RECOMMENDAT.ON:
Staff recommends the Planning and Zoning Commission approve this application with the
following conditions:
I That all modifications match the approved color them:: and design styles.
2. The daycare playground area design receive the Mall Comu.Mee approval and if the
design changes, the design be resubmitted for Siaff approval.

STAFF COMMENTS:
The applicant has moved the buildings closer and added a shared roof form over the entry
ways.
The grading plan, which is not certified, does not show the tie in with June Creek Trail
Road. The grading plan, also shows, site disturbance taking place from lot line to lot line.
To ensure no encroachments take place on adjacent properties, a construction fence must
be placed on site to delineate property lines. The applicant should be aware that
engineering conct ms if any arise must be addressed prior to the issuance of a building
permit.
There is still a potential for snow shedding in front of the garage on the northwest
elevation.

Valle) Wide Mechanical is requesting approval of different paint color and a change in the
form of the canopy over the door.
STAFF COMMENTS:
The original colors approved were canyon gray with a redrock stucco. The proposed
colors are a burgundy -brown and off white.
The change to the canopy is enclosed in your packet along with the original approved
style.
STAFF RECOMMENDATION:
Staff recommends the Planning and Zoning Commission approve this application as
presented.
