L1 B4 WR final designTown of Avon Final Design Staff Report July 6, 1999 Planning & Zoning Commission meeting Report date December 20, 2019  Project type Single Family  Legal description Lot 1, Block 4, Wildridge Subdivision  Zoning PUD-Single Family  Address Wildridge Road West  Introduction The proposed single family residence is an “Alpine” style with 2 X12 timber siding with synthetic chink and stone trim and an asphalt shingle roof. The site is south facing with slopes of approximately 24 to 36 percent. Design Review Considerations According to the Commission’s Procedures, Rules & Regulations, Section 4.10, the Commission shall consider the following items in reviewing the design of this project: The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code. Allowed use: Conforms with the allowed residential use. Density: single family complies with this lot’s 2 dwelling unit designation. Lot Coverage: The proposed 10% building coverage complies with the 50% maximum. Setbacks: The deck is right at the building setback line. The Building Division will require a licensed surveyor to stake the structure to ensure compliance. Easements: No proposed encroachments and proposed grading in the 10' Slope Maintenance and Snow Storage Easement is acceptable. Building Height: The tallest height of 30. complies with the 35' maximum limit. Grading: All proposed grades conform with the maximum of 2:1 slope guideline and the proposed driveway grades comply with Town standards. Parking: The two garage and the one surface parking spaces meet the minimum requirement for three spaces. Snow Storage: Submitted plans show snow storage area exceed the minimum standard of 20% of the proposed impermeable surface area. Landscaping: Submitted landscape plan appears suitable. The conformance with other applicable rules and regulations of the Town of Avon. The type and quality of materials of which the structure is to be constructed. The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way and easements. The compatibility of proposed improvements with site topography, to minimize site disturbance, orient with slope, step building with slope, and minimize benching or other significant alteration of existing topography. The appearance of proposed improvements as viewed from adjacent and neighboring properties and public ways, with respect to architectural style, massing, height, orientation to street, quality of materials, and colors. The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary or aesthetic values will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Staff Recommendation Staff recommends that the project be approved with conditions. Recommended Motion “I move to approve the proposed final design for a single family residence for Lot 1, Block 4, Wildridge Subdivision as depicted on the application and plan set dated June 22, 1999 as revised with the following conditions: Final grading to be approved by staff. All disturbed areas not a part of the formal landscaping shall be re-vegetated with native grasses, wildflowers and native bushes with the bushes to be planted at a density of 3 bushes per 100 square feet of area. Exterior light fixtures shall be approved by staff prior to installation.
