Introduction
The architect describes the building as a transitional southwest stucco 2 story single family house. The stucco is an off white “El Rey” PF 821 with brown wooden trim, green window
cladding and a “Copper Patina” colored tile roof.
The lot is west facing with slopes of approximately 16 percent.
Design Review Considerations
According to the Commission’s Procedures, Rules & Regulations, Section 4.10, the Commission shall consider the following items in reviewing the design of this project. Comments are only
made under considerations 2-7 when more information is necessary or when there are issues or concerns to be addressed.
The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code.
Allowed use: Conforms with the allowed residential use.
Density: single family use complies with this lot’s 2 dwelling unit designation.
Lot Coverage: The proposed 3% of building coverage complies with the 50% maximum.
Setbacks: building conforms.
Easements: No proposed encroachments and proposed grading in the 10' Slope Maintenance, Drainage and Snow Storage Easement is acceptable.
Building Height: The 29.5' building height complies with the 35' maximum limit.
Grading: All proposed grades are at the maximum 2:1 slopes allowed. The proposed driveway grades comply with Town standards.
Parking: The two garage and the two surface parking spaces conform with the required three.
Snow Storage: Submitted plans show snow storage area equal to the minimum standard of 20% of the proposed impermeable surface area.
Landscaping: the lot is heavily vegetated with aspens. The owners is preserving as much native vegetation as possible. Landscape plan is suitable.
The conformance with other applicable rules and regulations of the Town of Avon.
The topographic survey submitted has expired and is only authorized for the owner’s use.
The type and quality of materials of which the structure is to be constructed.
The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way and easements.
The compatibility of proposed improvements with site topography, to minimize site disturbance, orient with slope, step building with slope, and minimize benching or other significant
alteration of existing topography.
The appearance of proposed improvements as viewed from adjacent and neighboring properties and public ways, with respect to architectural style, massing, height, orientation to street,
quality of materials, and colors.
The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary or aesthetic values will be impaired.
The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Recommendation
Approve with conditions.
Recommended Motion
“I move to approve the proposed single family residence for Lot 60, Block 4, Wildridge Subdivision as depicted on the application and plan set dated 6-1-99 and 6-10-99 with the following
conditions:
That an updated topographic survey that is authorized for the Town’s use be provided prior to building permit submittal”.
Engineering comments dated 6/9/99 be addressed and approved by staff. ---
