L18,19 B1 BMBC MSP amendmentTown of Avon Sign Program Staff Report June 15, 1999 Planning & Zoning Commission meeting Report date December 20, 2019  Sign type Master Sign Program Amendment  Legal description Lot 18/19, Block 1, Benchmark at Beaver Creek Subdivision  Zoning Industrial Commercial (IC)  Address Metcalf Road  Introduction The applicant is seeking to amend the current sign program to allow for the use of any color on the cabinet signs currently approved for each tenant space. The current sign program limits colors to white lettering on a gray background. Design Review Considerations According to the Town of Avon’s Sign Code, Section 15.28.070 Design Review Criteria, the Planning & Zoning Commission shall consider the following items in reviewing proposed designs: The suitability of the improvement, including materials with which the sign is to be constructed and the site upon it is to be located. The nature of adjacent and neighboring improvements. The quality of the materials to be utilized in any proposed improvement. The visual impact of any proposed improvement, as viewed from any adjacent or neighboring property. The objective that no improvement will be so similar or dissimilar to other signs in the vicinity that values, monetary or aesthetic, will be impaired. Whether the type, height, size, and/or quality of signs generally complies with the sign code, and are appropriate for the project. Whether the sign is primarily oriented to vehicular or pedestrian traffic, and whether the sign is appropriate for the determined orientation Staff Recommendation Staff recommends approval of the proposed amendment with one condition, that the background color remain the current shade of gray. Since this is a warehouse building with no retail, the purpose of signage on this structure is to provide direction to people after they are on site or are specifically looking for the business from Metcalf Road. Allowing the tenant to pick the color for lettering and logos while keeping a gray background would allow for the signs to have individual character while exhibiting a common element. Recommended Motion I move to approve the Master Sign Program for Lot 18/19 Benchmark at Beaver Creek depicted on the application dated June 4, 1999 with the following condition; That the background color for all tenant signs will be similar in color to PMS 431C (medium gray).
