Introduction
This project originally received final design approval on May 19, 1998, and subsequent approval for a revised design on June 16, 1998. The applicant wants to further modify the architectural
and site design. The proposed changes are detailed in the attached plan set and in a letter from the applicant.
Design Review Considerations
According to the Commission’s Procedures, Rules & Regulations, Section 4.10, the Commission shall consider the following items in reviewing the design of this project:
The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code.
The proposed changes are consistent with the original approval; the height on the main structure is increased by one foot to 35 feet, which is the maximum allowed in Wildridge.
The conformance with other applicable rules and regulations of the Town of Avon.
The type and quality of materials of which the structure is to be constructed.
One of two proposed roofing material alternatives is rusted corrugated metal. Because there are no examples of such a roof in Wildridge, and because of the Commission’s traditional caution
regarding metal roofs (due to reflectivity), we suggest approval of the material, contingent upon a sample being installed on site, for review by the Commisssion before the decision
becomes final.
The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way and easements.
Minor grading changes, including the addition of a small retaining wall, result from the addition of a parking area next to the northeast elevation. We would recommend that the Commission’s
approval of the design changes be contingent upon staff’s review of the revised grading plan.
The compatibility of proposed improvements with site topography, to minimize site disturbance, orient with slope, step building with slope, and minimize benching or other significant
alteration of existing topography.
The grading changes created by the addition of the parking space are minor.
The appearance of proposed improvements as viewed from adjacent and neighboring properties and public ways, with respect to architectural style, massing, height, orientation to street,
quality of materials, and colors.
The changes in the building, particularly the lowering of the connecting element, seem to be an improvement in the overall design. The four foot increase in width along the north elevation
has little impact on the outside appearance, as does the one-foot increase in height.
The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary or aesthetic values will be impaired.
With the possible exception of the corrugated metal roofing material, the proposed design modifications conform to this criterion.
The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Recommendation
Approve with the proposed design modifications subject to conditions.

“I move to approve modifications to the final design for the Hunn/Kennington Residence, Lot 20, Block 4, Wildridge Subdivision, as depicted on the application and plan set dated April
5, 1999, subject to the following conditions:
Final grading modifications are subject to staff approval;
Approval of the corrugated metal roofing material is contingent upon the Commission reviewing and approving a sample on site.
