Introduction
This past July, the Commission approved this 12-unit residential project. The project architect, Robert Borg, is now proposing the following minor architectural design modifications:
North (front) Elevation – Raise stucco features above first level including a possible chimney element; increased deck width above entryway; addition of gable element above easternmost
deck; replace two west decks with on deck.
East/West (side) Elevations – Additions of gable element above bump out features; elimination of uppermost windows.
South (rear) Elevation – Addition of trapezoidal windows atop front windowed gabled elements; reduction of topmost stucco band; addition of archs on the garden level.
Design Review Considerations
According to the Commission’s Procedures, Rules & Regulations, Section 4.10, the Commission shall consider the following items in reviewing the design of this project:
The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code.
The conformance with other applicable rules and regulations of the Town of Avon.
The type and quality of materials of which the structure is to be constructed.
The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way and easements.
The compatibility of proposed improvements with site topography, to minimize site disturbance, orient with slope, step building with slope, and minimize benching or other significant
alteration of existing topography.
The appearance of proposed improvements as viewed from adjacent and neighboring properties and public ways, with respect to architectural style, massing, height, orientation to street,
quality of materials, and colors.
The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary or aesthetic values will be impaired.
The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Comments
Staff believes these design modifications strengthen the project’s overall appearance and are therefore compatible with the surrounding neighborhood. Staff does recommend that if the
tall stucco element on the front elevation is used to vent mechanical equipment, that appropriate screening be provided.
Staff Recommendation
Staff recommends approval of the proposed design modifications with one condition.
Recommended Motion
“I move to approve the design modifications for Lot 12, Block 2, Benchmark at Beaver Creek Subdivision as depicted on the application and plan set dated December 21, 1998, with the following
condition:
That appropriate screening of all mechanical equipment be provided and that these elements require staff approval.”
