The current driveway accessing Unit A (the northern unit) utilizes a combination access that is also used by two other neighboring units. Because Unit A’s driveway is extremely steep, approximately 13%, the applicant wants to create a separate driveway for Unit A, with its own entrance to Wildridge Road East. The separate access would provide a reduced driveway grade and a more direct approach to the garage. Design Review Considerations According to the Commission’s Procedures, Rules & Regulations, Section 4.22 A 4., the Commission shall consider the following in reviewing the proposed modification: 4. Residential projects with 6 or fewer units shall be restricted to a single point of vehicle access from the public right-of-way. Additional points of access must be approved specifically by the Planning & Zoning Commission, with the finding that additional access points are required for the project to otherwise conform to these Design Standards and other applicable Town regulations. Staff Comments Though the exact reasons for the existing driveway’s steepness are unclear, whether an error during construction or inaccurate survey information or a combination of factors, staff believes that the modification provides the best solution. Primarily, the new, flatter driveway reduces the potential conflict of vehicles entering the public road too rapidly as they try to overcome the existing driveway’s steepness. It should be pointed out that the first 20 feet is closer to 6%, rather than the required 4%. Staff believes that a 4% grade can and should be achieved. Additionally, drainage should be reworked to avoid drainage into the garage. Lastly, new landscaping should be provided between the two driveways. Staff Recommendation Staff recommends approval of the proposed driveway modification. That the first 20-feet of the driveway not exceed 4%. 2. That all remaining technical issues be resolved prior to issuance of the new driveway’s right- of-way permit. 3.
