Introduction
The applicant is seeking final design approval for a single-family residence with 3,300 square
feet of living space, and two garages totaling 650 square feet. Materials include pale adobe
stucco siding with stained wood accents and a weathered wood asphalt shingle roof. Access is
via an access easement through neighboring Lot 54’s existing driveway, which avoids cutting a
driveway into Lot 53’s extremely steep frontage.
The site is one of the subdivision’s few heavily treed lots, and is located on the northern side of
Saddle Ridge Loop. The building envelope is north facing and steep, averaging approximately a
25% slope.
Design Review Considerations
According to the Commission’s Procedures, Rules & Regulations, Section 4.10, the Commission
shall consider the following items in reviewing the design of this project:
1. The conformance with setbacks, massing, access, land use and other provisions of the Zoning
Code.
Allowed use: Conforms with the allowed residential use.
Density: Single-family use conforms with this lot’s two dwelling unit designation.
Lot Coverage: The proposed 6.8% of building coverage conforms to the 50% maximum.
Setbacks: No proposed encroachments.
Easements: No proposed encroachments and proposed grading in the 10' Slope
Maintenance and Snow Storage Easement is acceptable.
Building Height: The largest scaled height of 32.5' on the north elevation conforms to the
35' maximum limit.
Grading: All proposed slope grades are within the maximum of 2:1 slope guideline. The
proposed driveway grades conform to Town standards.
Parking: The four garage and four surface parking spaces exceed the required three
spaces.

Snow Storage: Submitted plans show snow storage area equal to the minimum standard
of 20% of the proposed impermeable surface area.
Landscaping: Submitted landscape plan appears suitable.
2. The conformance with other applicable rules and regulations of the Town of Avon.
3. The type and quality of materials of which the structure is to be constructed.
4. The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way
and easements.
5. The compatibility of proposed improvements with site topography, to minimize site
disturbance, orient with slope, step building with slope, and minimize benching or other
significant alteration of existing topography.
6. The appearance of proposed improvements as viewed from adjacent and neighboring
properties and public ways, with respect to architectural style, massing, height, orientation to
street, quality of materials, and colors.
7. The objective that no improvement be so similar or dissimilar to others in the vicinity that
monetary or aesthetic values will be impaired.
8. The general conformance of the proposed improvements with the adopted Goals, Policies and
Programs for the Town of Avon.
The family room and den above the secondary garage are depicted as being integrated with
the residence. If this area is someday upgraded to a second dwelling unit, the owner will first
have to apply for and receive necessary approvals including zoning, building permit, water
tap, and site plan modifications.
Staff Recommendation
Based upon the project’s overall conformance with the above design considerations, staff
recommends approval.
Recommended Motion
“I move to approve the proposed single-family residence for Lot 53, Block 4, Wildridge
Subdivision as depicted on the application and plan set dated November 18, 1998 as submitted
following conditions:
1. That if the area above the secondary garage is upgraded to a second dwelling unit, all
necessary approvals and permits must be received.
2. Details for all catch basins be provided at time of building permit submittal.
3. Culvert meet Town standards.”
