Introduction
This project received final design approval on March 18, 1998 and is currently under construction. The developers are now seeking design approval for the following items:
expansion of the east unit’s upper floor towards the north (rear) wall;
addition of a new master bedroom to the west unit’s upper level;
addition of a deck on the south (front) elevation of the new master bedroom;
addition of a bay window to the west unit’s kitchen.
Design Review Considerations
According to the Commission’s Procedures, Rules & Regulations, Section 4.10, the Commission shall consider the following items in reviewing the design of this project:
The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code.
The conformance with other applicable rules and regulations of the Town of Avon.
The type and quality of materials of which the structure is to be constructed.
The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way and easements.
The compatibility of proposed improvements with site topography, to minimize site disturbance, orient with slope, step building with slope, and minimize benching or other significant
alteration of existing topography.
The appearance of proposed improvements as viewed from adjacent and neighboring properties and public ways, with respect to architectural style, massing, height, orientation to street,
quality of materials, and colors.
The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary or aesthetic values will be impaired.
The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Comments
The additional square footage to the upper level of both units, the new deck and bay window on the west unit are all in keeping with the project’s architecture. It should be noted the
new roofline associated with the west units master bedroom addition is at 34 feet. Extreme care will be required during construction to ensure that the project’s does not exceed the
35-foot maximum allowable height.
Staff Recommendation
Staff recommends approval with one condition.
Recommended Motion
“I move to approve the three design modification for Lot 65, Block 1, Wildridge Subdivision as depicted on the application and plan set dated August 19, 1998, subject to the following
condition:
This approval is specifically for the three items identified by this application. Any other modifications will require separate and specific design approval.
That the applicant satisfy any additional requirements incurred by the addition, including by not limited to an additional tap fee.”
