Introduction
Burt and Susan Rewold have applied for a porch and garage addition to the east side of their home. The primary reason for the addition is to correct a drainage problem. Their basement
extends beyond the ground level of their home. This has resulted in water draining into the basement and causing significant damage to the structure. They propose to construct the
addition over this area . They also propose a green house window on the east side of the home.
Design Review Considerations
According to the Commission’s Procedures, Rules & Regulations, Section 4.10, the Commission shall consider the following items in reviewing the design of this project:
The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code.
The conformance with other applicable rules and regulations of the Town of Avon.
The type and quality of materials of which the structure is to be constructed.
The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way and easements.
The compatibility of proposed improvements with site topography, to minimize site disturbance, orient with slope, step building with slope, and minimize benching or other significant
alteration of existing topography.
The appearance of proposed improvements as viewed from adjacent and neighboring properties and public ways, with respect to architectural style, massing, height, orientation to street,
quality of materials, and colors.
The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary or aesthetic values will be impaired.
The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Comments
The home is located in Wildridge Acres, which was approved as a PUD separate from the Wildridge PUD. The PUD has established building footprints for each lot in lieu of the standard
setbacks. The proposed addition extends beyond the building envelope. A variance will be required in order to approve the final design.
The building addition matches the architecture of the home and will be compatible with surrounding properties.
The addition will match the existing materials on the home.
Staff Recommendation
Approve with conditions.
Recommended Motion
“I move to approve the final design modification for a porch and garage addition and greenhouse window for Lot 6, Wildridge Acres Subdivision as depicted on the application and plan
set dated July 31, 1998 subject to the following condition:
That a variance be granted allowing the extension of the building beyond the established building envelope.”
