L13 B4 WR remodelTown of Avon Minor Project Staff Report August 18, 1998 Planning & Zoning Commission meeting Report date December 20, 2019  Project type Remodel and Addition  Legal description Lot 13, Block 4, Wildridge Subdivision  Zoning Planned Unit Development (PUD) – 2 units  Address 5960 Wildridge Road East  Introduction The applicants want to remodel and add approximately 1,410 square feet of habitable space to this existing single-family residence. An important element of this project is the effective separation of the single-family residence into two individual dwelling units, one on each floor. The project specifically consist of the following elements: Removal of the large deck on the south elevation. Removal of artificial stone wrapping the front pillars, and replacement with natural stone. Addition of a new main entrance on the west elevation. Addition of a sunroom to the upper level’s north elevation. Addition of a deck and private entrance/mud room on the east elevation. It should be noted that work had begun prior to the Planning & Zoning Commission approvals and is now being applied for as a result of the work being brought to staff’s attention. Design Review Considerations According to the Commission’s Procedures, Rules & Regulations, Section 4.10, the Commission shall consider the following items in reviewing the design of this project: The conformance with setbacks, massing, access, land use and other provisions of the Zoning Code. The conformance with other applicable rules and regulations of the Town of Avon. The type and quality of materials of which the structure is to be constructed. The design of site grading and drainage to minimize impacts to adjacent sites, rights-of-way and easements. The compatibility of proposed improvements with site topography, to minimize site disturbance, orient with slope, step building with slope, and minimize benching or other significant alteration of existing topography. The appearance of proposed improvements as viewed from adjacent and neighboring properties and public ways, with respect to architectural style, massing, height, orientation to street, quality of materials, and colors. The objective that no improvement be so similar or dissimilar to others in the vicinity that monetary or aesthetic values will be impaired. The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon. Staff Comments The remodel will effectively create two dwelling units, one on each floor. The remodel thus utilizes the lot’s remaining density. Sufficient parking is available for each unit. The architectural remodeling of the exterior is seen as being compatible with the surrounding neighborhood. Staff Recommendation Staff recommends approval. Recommended Motion “I move to approve the design for the remodel of and additions to the single family residence located on Lot 13, Block 4, Wildridge Subdivision, as depicted on the application and plan set dated July 15, 1998, as submitted.
