Introduction
Benchmark at Beaver Creek Condominium Association has applied for a color and material change. They propose to install Alside vinyl siding to replace the existing Masonite siding.
The color scheme is Monterey Sand with a darker Pebble Trim. Entry doors, corner posts, soffits and underlying fascia will be painted white.
They are also proposing new metal deck railings, painted to match darker trim (Pebble) color.
Design Review Considerations
According to the Commission’s Procedures, Rules & Regulations, Section 6.10, the Commission shall consider the following items in reviewing the design of this project:
Conformance with the Zoning Code and other applicable regulations of the Town.
The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located.
The compatibility of the design to minimize site impacts to adjacent properties.
The compatibility of the proposed improvements with site topography.
The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways.
The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired.
The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Comments
In staff’s opinion, the material and color change is in conformance with the Design Review Criteria. The vinyl siding will be an improvement to existing materials on the site. The
materials and colors are compatible with other buildings in the neighborhood. Both Falcon Point and Beaver Creek West have recently installed vinyl siding.
Staff Recommendation
Staff recommends approval as submitted.

I move to approve the material and color change for Lot 7, Block 2, Benchmark at Beaver Creek Subdivision as depicted on the application and materials dated March 24, 1998.
