Introduction
The applicant describes this single-family residence as “alpine contemporary”. It measures approximately 4308 square feet and features a varied roofline with gables, dormers, and includes
a turret at each end of the unit. The exterior materials include a combination of natural buff stone and tan stucco, an asphalt shingle roof, green clad windows, and natural spruce
beams. In response to site topography, the structure is divided into three sections, each stepping approximately four feet vertically.
The lot is pie-shaped, with slopes up to 24 percent within the building footprint. The driveway access area contains slopes of up to 60 percent.
Design Review Considerations
According to the Commission’s Procedures, Rules & Regulations, Section 6.10, the Commission shall consider the following items in reviewing the design of this project:
Conformance with the Zoning Code and other applicable regulations of the Town.
Setbacks: No proposed encroachments. All retaining walls facilitating the driveway are below 4 feet in height and therefore do not violate the lot’s front yard setback.
Grading: All proposed slope grades conform with the maximum of 2:1 slope guideline and the proposed driveway grades conform to Town standards.
The suitability of the improvement, including type and quality of materials of which it is to be constructed and the site upon which it is to be located.
The compatibility of the design to minimize site impacts to adjacent properties.
The compatibility of the proposed improvements with site topography.
The structural stepping proposed in this application works toward placing the residence more appropriately on the site in comparison to this applicant’s previous applications.
The visual appearance of any proposed improvement as viewed from adjacent and neighboring properties and public ways.
The objective that no improvement be so similar or dissimilar to others in the vicinity that values, monetary or aesthetic will be impaired.
The general conformance of the proposed improvements with the adopted Goals, Policies and Programs for the Town of Avon.
Staff Recommendation
Based upon the project’s general conformance with the above criteria, staff recommends Final Design approval as submitted.

“I move to approve final design for the proposed single-family residence, on Lot 19, Block 4, Wildridge Subdivision, as depicted on the application and plan set dated February 9, 1998,
as submitted.”
